So at some church somewhere in the United States, this black man was doing a sermon and he was trying to make a point about how things can be nasty when you're trying to be a faithful servant to God and how things can go. You know, it can be a nasty process sometimes. And uh, he was trying to be like Jesus wiping the spit on Who was it they? I heard it with his brother. I don't know, no, no, I mean Jesus wiped the spit on a blind man

and made him see from the Bible. But Nigga's Todd Jesus, Jesus, girl, he could have thrown dirt on that nigga fresh ones something. What what are we doing? And this is the problem I have with organized ship like that. Y'all are y'all worshiping God? They're just one? Oh, y'all worshiping that man who in front of your church taking your check? What what are we doing? What? What the fund are we really doing? And then I also blame the man who

let another grown man white spit across his face. I just feel like y'all be doing extracurricular activities after fucking church, Like there's no way, like I feel like he'd be spitting up on that man face after after seeing that you obviously do that on the regular. Yeah, because could you imagine if this was really like his, like he really just did dispitch it and that's somebody's man, right, I wouldn't. I would evasculate you as soon as we lead a church. As soon as you say, tell me

And then he took it too far and he apologized for that, and I feel like to come to God and if I'm God, and I get that, was that his brother, because that's what I read. I'm not sure on that. I don't want to quote misquote that. I don't know, so I don't know who the person was, but I'm pretty sure he knows him. It's just not somebody just pull out the crowd to do that too.

But I feel like it was public humiliation, like that man had to have done something to him. He's like, you know what, this is how you're gonna pay for that, for that ship you did. That's what I really feel like, because there's no way, there's no way that's the viral moment you want for your church, right, that should just even the crowd was like everybody lost. He was like, yeah, you see how people, Yeah, you see how people already? Yeah,

because what are you doing? Even for a COVID even when our clothes porn or about I'll be like I'm disgusting, you know, like why is that? Why is that? I used to always debate like look do I pray before after I come? Like which one? I'm disgusting? And so I realized, like, man, listen, ain't no way God send me to hell about this damn orgasm than Mike Todd is doing it on the pulpit. I should not be a shame shape, y'all. God forgive me for that. It's

I know I had to pull some teeth with the Quincy because he's out there in Atlanta right now building

properties right now as we speak. Yeah, what part of Atlanta you and what you got Atlanta? I mean, Kurtwood, that's East Atlanta, like right near the twenty, like white before you hit downtown. Wait a minute, why are you gotta at l accent? Sound like all of a sudden, what happens that nigga was like, Yeah, we're done here a little hey, shot chill. I've been down here for a couple of years. I just bought a poppy down here. But I've been in the Atlanta Speaks. We're down here

a lot of them. So I talk to our listeners and tell tell them in us how y'all got into the real estate business, Like what were the first for you guys? Well, my story, like we said on the podcast, a little different. My dad owns the general. He's a general. I tried to heal on the construction businesses like the early night. So working for your dad, you know you're

gonna be part of the construction crew. So I was a labor I was at the bottom of them, told them pout, picking up paper, moving dirt, picking up materials, picking up laborers as well, buying lunch. And it was just man. I was at the bottom and it was like one of the hundred degree summer days in Oinsburg, and I was like, I got this heat. Like heis, I'm gonna move or one the way or something. But I got this heat and I ain't working with my dad no more. This this is crazy, this child labor

law something. So I was out there in the heat and this lady pull up in the infinity looking good, smelling good, had a fresh head water and everything something thirsty. So as my dad, I said, she had people with them. Size my dad, what do she do? He said, she's out relatives, He says the property. I say, okay, okay, how much do you pay us? He said, when they

get paid six per cent of the house sales. I did a quick mail, like them a hundred thousand, six dollars dollars and it's back in like the early two thousands or six thous That was a lot of money. So I was like, man, how like make sure you tell them how old? Years old? Going to my senior year and in high school, I was seventeen when this happened.

So when she when you say six thousand dollars and this house she was shown was too fifty, so that's like over ten twelve thousand dollars, I was like, man, how did I do that? So I went home Google, I become a relative. Had to wait to my eighteen birthday next summer, and that's how I started getting my real estate life. Like I literally since that day, I started trying to do real estate. So you've been doing

real estate actively since you were eighteen? Yeah, yeah, y'all just here that these nis were getting to the bag a long time. I'm married, you know, all right, ye tell us a little bit about yourself. So MINUS got kind of similar to my dad, like like a lot of baoli or realers. So we're here and like trailer parks and we did a general contract, and so what happened with My first client was my pops. Uh. We had some rental property in like St. Matthew's which is

a little town outside of Orange Forsuth, Carolina. I was like, yeah, South Carolina. So I was like, well, ship my first client right here, my dad. I sold his actual rental property that he was written out from the lady for the last ten years. She bought the place and I sold it. So I got the sixth or sick commission. And I've been doing ever since. I started eight teams. So y'all both started very young getting to the money. But I went I got my real estate license when

I was twenty one. I went to that little spots in West Colombia across from the hospital. Yes, but I quickly realized that you need fucking money to be a realtor. Yeah. I'll tell people all the time. It's not like you're gonna get in this business and make a lot of money. It take a lot of money get going unless you got lots of a plug or you got like y'ad to your daddy's. That wasn't easy though you've never worked for your dad before. Man, that was crazy. That was

the worst client I ever had. You go on the dinner and he asked you about what's going on with the house. You know, if you like pass for the remote, you show that house ship watching the game. You're talking about work. No it was not, it was I still get them call you gotta think about it. We got in real estate in two thousand six, so that was before the market crash. So we went through the market crash to push you rend the whole entire time. It was full time, the whole entire way. So they kind

of changed the game. You went from making like I think eighteen, I made like forty five thousand, no bill. My parents paid for everything, and then the market crash. Oh nine, we made no money. No one. You was like the rest of the nineteen year olds. And yeah, I was going on to get aloud. When I was eighteen, I was getting work study checks. Said oh yeah, I was doing that at first. So I got the real estate man, I got the commission to check. I like

that check. I'm coming back. We had a family meet. This is the family business. But my dad we had to we went to shown this one day like hey man, and in that we gotta get some we won't lose everything. So we gotta got that crash and no, hey, but we got through it. So let's say you are, you have a couple of dollars and you're ready to jump into the real estate game. What advice would you give someone who's ready to do that right now? With the market the way that it is. I wouldn't think money

is not the kind of biggest thing. I would say the hustle, like how much how problem solving you are, like how much you can actually look at a situation to make the best out of it. I think a lot of people think is like money and all the thing, But it's about if you're in the fire, can you produce under pressure? That's pretty much what it is, because that's what real estate is. It's just that you gotta be able to they throw something at you, gotta be able to catch it and produce on a high level

at that break. So that that's pretty much it. I don't think the money isn't that important in my opinions, And I tell people all the time, you got you got two things like people got a lot of money, don't have no time. People got no money, got not but time. So you gotta see what's side of or

the wall you own. So if I ain't got no money trying to get real estate, I'm trying to find somebody who has money real estate like myself, that doesn't have time to be finding off market deals all the time, hold selling, so I need to be hitting the payment going to these distress homes like a Q. I find this house for fifty thousan when they're ready to sell, you can flip it, make some money. Let me get a little percentage so I get my stuff in the door.

Don't if I don't have any money, I have time, I have money. Then I'm looking for some investments that I can get into, like how much money I got to do real estate? Because real estate there's a slow it's a long term game. It's not a quick flip game. So it's not like you give me fifty thous I'm gonna come back give you a hundreds though you're selling houses when you're selling cocaine options, But go ahead. We're talking about down the of the episode exactly, so I

mean I've seen that too. So but real estate is definitely it depends on what you're trying to look for. If you're trying to get a turn on your money, if you got money, you're trying to make better interest, then you're gonna make at the bank. That's a good thing. Are you looking trying to actually buy long term rentals and things like that, then you can go ahead invest

that way. Just trying to find some of market deals and it's come to somebody straight, come to a realative straight, like, Yo, I got this much money, I'm prequalified to buy this this much's property. Find me a property. So that's so when we talk about being pre qualified, telling listeners how important the credit is way more important than actually having actual money. Right, Hell, yeah, you ain't got no money

and you better have a good credit. So you got to have either or especially in this market here, you probably need both. But before yeah, you want to make sure your credit is good because like right now, let's just separate the loan type. So it's like f H conventional loans. So if you have under a certain credit score, you qualify for f A J, but you have over

credit score, you qualified for fential loans. If you competing in this current market right now, the people who actually have provincial loans are able to get properties more than the F A J loans because statistically, you actually have a better credit score. So it's very important for your

credit school be good. Yeah, because if you've got a good credit school, you has to become your first client because you probably got a job, you got good credit school, you can go what we call house hacking, while you can go and find yourself your own property. So you have like you you the buyer and this they're saying that you live in their primary residents, but you're using it as investments. So that's you. You gotta have credit

because that's gonna tell you get you in the door. Um, unless you got all cash, you're gonna have to have some good credit because to this day, they still look at our critic scores even with all our spins when we refinance and that kind of stuff. Yep. Yeah, So I've actually done like a little middleman little whole sale do before. But that ship is fucking stressful and it's too much work and it's like you get funk up.

That's why I feel like people who do whole whole sale And I understand why realtors be pissed with day ass, right, but you need to you need to be a realtor to make sure you don't get sucked up as far as contracts, goals and stuff like that. But it's really, really, really lucrative, but it's like it's too much of a hustle for me for somebody who's not a real real turn like doing like the whole selling type show. So that's one that's one piece of real real estate. Whole selling. Yeah,

so that's going to talk. Yeah, so I was gonna say that. Yeah, the biggest thing I think initially we started off as relatory like, but when the market crash, that's when actually my parents and it's the best thing that happened to me was because then that's when we realize that we're going to use real estate to kind of leverage our whole entire portfolio. So that's when we started investing. We start whole selling, We started doing foreclosure,

we quinction, started building houses, we started doing rentals. That's when you start leveraging real estate versus just going and actually making a commission check. Yeah, it was cool at eight teams to make six thousand dollars, but now as an adult, you want to figure out, how can I make money by doing nothing? The six thousand dollars cool? I want that too, but I want to be able to get I mean, uh, cash flow is the most important thing. How can I make money without actually being

in that hustle and bus all the time. That's the biggest difference, because I'm checks to kind of get your focus just looking at that lane right there. Like I'm continued building house and selling houses. I'm just focused on doing that. But one thing about the crash and the first crash and away helped me learn more about government programs. I was telling people houses that was making eight dollars. All I was. I was It's called USBA direct loan program.

So you was a part of the crash, nigga, No no, no, I was a part of the crash and the crisp. The only people see what happened was right. So yeah, before the crash, everybody mama had a loan off. But the only thing the people letting the money was the government. You have to do government loans. So I had to learn about government programming, red red all the ramble to go through all that stuff and maybe a fellow Liveritan to problem solved. Because when you get to the programs

and get the people approved and buy houses. Man, you used to work, you work for every commission. I used to, you know, show a house by the contract they're closing man to walk people hand. I had to talk to the auntie. I asked, what's going why this capability? I had asked by your capable bility your mama, and they had to ask, uh, why your son give you three d? Everyone from you. Yeah, you're the mortgage lender. Everything you the counselor mortgage Linda, the friend. Yeah, that's a twelve

o'clock call. That's awesome. Yeah, cry oh yeah, you go through all that, all of them NI is not to get approved and not be able to get that house. We won't get this house. You want, somebody gonna pay me, either the seller gonna pay me or you're gonna pay me for this time. Nobody's gonna pay me. A right, talk to us about the Airbnb game, because everybody's in the Airbnb game right now. All right, So we were

I don't know everybody in their game. Let me tell you I'd be building businesses on the side, all right. My fucker's is in that airbnb business. Alright. Let's tell you about the difference between us and Airbnb. C We real estate background. So we buy property then put it in the Airbnb. We're looking at them. Yeah, we own all our properties, so we're not renting with you nothing. The bad thing about renting other than the short term

to see you Yeah yeah, those corporate leases. There by the time I get tired of you're making money off of me, I'm just gonna cut you off, you know, cutting us off because we own it. So we had condominions before, but we stopped doing that. We're doing all single family and no h your ways because we're gonna control our narratives and we're gonna run this five years. So that's what I think the biggest thing, the difference between the two is everyone is kind of like doing.

It's going to get started when you're doing those corporate leases, but that can't be your end games. But I think the biggest thing how we got started in that is that everybody understand, before the crash were flipping houses. So we're the flip houses made about fifty sixty grand uh per house. So that was when we was buying fourth closures. Put some lipstick on it, repaint it, do everything. So when the pandemic happened, you know, houses out here, but

we still need money. We still got to go on trips. I still got lifestyle. I gotta live, so I gotta yeah. So yeah, I don't want no twenty people in one boat. I want buy five so we can kind of move around. So we gotta figure out how we're gonna move We gotta rent a van Dutch yard like I want to personally.

So that's what we did was it was flipping houses, but we saw the market was going down that we can't profit margin with from like fifty thousand about fifteen thousands, So we're like, man, what we're gonna we gotta figure out how can we keep this cash coming in. So that's where the Airbnb kind of came into plate. What we did was we went to the UH in South Carolina, North Calina. Unlike the West multi families, they don't allow

you to do multi families anymore. So we went on this buias free, We're gonna buy as many multi families as we can. And so that's kind of how we got into the Airbnb space. We went from like one multi family, so we probably got what about thirty yeah, so portfolios now about thirty yeah. And like what Johnson and on what Johnson said when COVID came caught shut down folk, closer shut Now, Uh, Joe wasn't letting nobody lose their house no more like you get to keep

your house this motherfucker Brandon. Yeah, like you don't. You can y'all for that, nigga, And I can say that now y'all vote that nigga. Yes, yes, I had to wed. Yeah, I could come out people houses. I can vote for um. But so like so, no more closest people are kest up with their loans. People are getting better loans than they had. So, folks, game is just done. That's that that role has stopped. But like said, we still need

cash flowing things like that. And I never like the long term game because nobody could even all the years of real estate I can, nobody can explain to me why I buy property and rent it out and hope I make a couple of hundred dollars a month and everything. But right, so you're telling me I've written this place out for two hundred dollars. My smith is eight and nine hundred dollars making three hundred dollars, So there's like don six some dollars a year and everything I gotta go, right,

I mean no age back can go out. She can't mess up my tallest water head can't go out. There ain't no profit. And I got a property manager. No, So we got in a short term game. We find a company who can become our super host and can manage that stuff. The margins are way biggest, like three or four times a regular long term you all the bat can get your money so you're not clipping the rent. They always gotta prepay you for you get in there to getting your property. They gotta keep it nice. They

mess up your property, they gotta pay for it. Somebody's constantly in, they're cleaning, and it's going up in value. So it's gonna slammed up to get an Airbnb because instead of making four hundred dollars a mom, we're making like twelve or fifteen hundred dollars a month. Mm hmm. And the biggest thing that he said that wasn't scaled.

In order to scale, you gotta build a team. The biggest thing that we did was higher Airbnb holes because honestly, I'm probably not the nicest person when it comes to hospitality with them. Damn Airbnb people is like a hotel. You gotta be like then, actually we're missing, we're missing a piece of cutter. And I'm like I'm not getting you know, damn pizza coming and damn look like that. But see how Airbnb holes he don't care, so he'd be like piece of cutter. They'll be coming your weight.

We'll send somebody to night. This right here coming. I mean they have You gotta have somebody hospitality. So everybody thinking you're getting Airbnb and make a lot of money, but you gotta think about this. Stuff is reviews. You having twenty people a month in your place, and you know the society we live in is on reviews. You gotta have somebody good at hospitality. Like my Airbnb hole. He is up two o'clock at night talking about the tall. I'm not gonna be up two o'clock a night talking

about that's how you feel? Yeah, I mean this, I mean people just ask you the bulls. When I get an air b I'll be wanted the people like, excuse me. I know it's you're talking the morning, but I can't log into my Netflix. Yeah, like why and she didn't want she did want somebody gonna give you being somebody giving somebody. Dawn one star, Yeah, because you can. I want that. Yeah, lady, Lady lady was when our units talking about it's cold and here she had to he

don't night. I like what you want to go to Hell? I mean it's a ninety Like it's ninety here right now, Granny Puss girl, you might have COVID, you go to the hospital, you can chill. So it's all. It's all that kind of stuff. So like my advice to anybody in the house in every MENI game, try to shut out somebody at the hospital the game, because that's what

actually you're doing. You're running your mini hotel to all the complaints you do at the hotel, like you want fresh towers, you want the women and clean, you want the room clean, you want your WiFi work and all that stuff. You gotta do the same thing for Airbnb because likes to say reviewers will kill you. You can have the nicest, most decorated property ever, but somebody going there and saying it's lottest things, don't live here, don't

cook written here, and you'll be dead on everyone. Right, I've only saying an Airbnb a few times, and I want to say I guess I'm I'm like somebody who's like, um, I don't really complain, like I'm not a mother about the type of reviewer I'm gonna talking about you two people though, like I'm gonna suck you out word of mouth, but I'm not about to sit there and type of review. But I've been to airbnbs with like a little bit too much fucking hair in the bathroom, Like who clean

this ship? You know what I'm saying, Like you do have the expectation of a of a hotel, but essentially oftentimes people be living in these houses that they ran out for the weekend while you out of town. So how clean could you possibly get it? Uh? I would if I were to get into the airbnb business, it definitely would be like how you guys are doing, Like, yeah, I wouldn't want to live in it. You even doing

a corporate leasing like I would. I wouldn't try to own a property so that way nobody lives there on a day to day basis. When you put on M and B, that's not your house. No more people in there having sex in your bad like they they use your stuff. It's not your house no more. You didn't then it over to the world, So now when when have you got in the first airbing be an Airbnb

game is my client. My next door neighbor was doing her house and she was living in it, and she was moving in and out of it, and she had the sorority girls that came in and let the tenth year anniversary or something like that. They came in and she over book herself and she was like, hey, Chauncey, would you rent your house out? I was like, yeah,

how much you're thinking? She's like a thousand dollars for like, I think it was a thousand dollars for the weekend, and I was like, damn thousand os for the weekend. Three hotel rooms is the same thing. So so yeah, so there was five with it. So they had a good time, and she kind of stiffed me a little bit. She's supposed to give me a thousand dollars, but you know, you're working with some people. She gave me seven hunted and I want those people that, Oh you pissed me off,

I'm gonna get you. So I went and signed up for every site that is and I still on that property to this day. Um, that property makes probably about fifty grand a year off of just Airbnb stuff. I've been writtingeen but see when Quincy got into it, I was able to scale it. I know I got into it. I suck at it. I'm not a hospitality person. I'm a big picture person, like I get it real conuscrustion why I was real safe, but you want extra towels.

And I know I had to get out with my cleanup stiffy one day and I had to go up there lean and I ain't get so I know I won't be the bad review. So I said, you know what, you gotta get out of this game, but this is not still game to run. I would then try to tuck in the corners of the bed all the star I got time for this, So I said, I gotta

have somebody run this for me. And that's all. And then my neighbor next door has an Airbnb and I neighbor would and I finally met the hopes, and I said, and it was it was crazy because I had to make up the unit Friday, and I met the host the next day Saturday. I said, I said, God know I couldn't do this. He knows. I want to send you some help. Well, he was showing the right time, and I would talk to my neighbors like that. But I just say hey to him. I was going to

trash at the same time, say hey, my name. So I run into v B for real, I ned talk and I show him all my units I had. And it was a guy since thing. Because Chaunsa asked to be on the site looking at the views. He no more than me. I don't look at the views. I'm like you a j But I went to the Irbnb and it's not something that's blanked, like like no power own. I ain't got no internet. Yeah, I'm good. Like I

tell people like, yo, I want Airbnb. You might want to do this, this and this, but I'm not gonna give you a batter. I'm just gonna give you five stars to keep it moving. But you should get this kind of information. So that's why we had about here. Maybe I couldn't do it. Do y'all think the market right now is like stupid, Like it just seems like I've been looking at properties and I feel like everything

is just super high. Now. I know. A few months ago, I had a cousin who was looking for a house and she was saying, how um, like people just kept putting up she was looking for, you know, a primary home, and people kept putting it offers way above the asking price. So like maybe a day later I saw how Zello was being um, I don't know, penalized somehow because they basically was just buying up all the houses. Yeah you

hear about that, Yeah, yeah, Zelo. Problem was they don't that they didn't have one of us, Like, when you buy these problems, you still gotta rehab them and get them back show ready. Zillo was just putting their process in the in their system and they say, okay, we're buy for this price, we can hold in and sell up for another price. But it wasn't ready, it wasn't remodeled, it wasn't an a C T A C. TV field were walking in the house. They didn't have any contract.

Does there anybody as to putting the sweat equity into the properties to make them nice to sell, So they got stuck with a lot of houses. They think that people are gonna buy anything. People still gonna buy what they want to like what they like. So that's kind of what Zello happened, was they was just buying properties for the low and then they wasn't doing nothing with them, right, Yeah, So I run a real estate team. You said about about a hundred hundred fifty houses a year, and YO know, yeah,

you gotta like, yeah, putting property, putting offers in. I mean the highest one we deal is sixty thousand dollars over list price, but on average we're averaging about maybe ten thousand dollars over list price or every house that we sell, So you know, yeah, you have to go after it. Like now before we did win the day five thousand dollar of nonrefundable earnest money, ten thousand dollars

above appraisal value. Uh no due diligence period, Like you're gonna have to go after if you want a house today? Do y'all think some of the Zello properties Zello purchase could be a lot of the air being because I didn't realize, like people be hiring hosts. How y'all are saying that? And you know, the what I read the like the top people, like the co founders and ship like that of Zillo is like I wanted to duce from hot Wire. Um, Like, do y'all think that these people?

I need to look into that, like all these motherfucker's Most of these properties on on on Airbnb are probably Zello owned. He's probably got a lot of corporate corporation like hedge funds come in and buy a lot of property and just hiring somebody to manage it. I wouldn't be surprised you think about it. They got the resources. So the property management games are going a short term because they used to get eight teen percent. Now airbb host hope changed about so they can double their revenue.

So now that's a lot of property management companies are going too short time. Now they get Yeah, because you gotta realized, but even if they double, they feed your margin is so much greater Airbnb, it really doesn't matter and they earn that. Like Johnson said my host two in the morning talking about taller your host, your host, what kind of credentials they got, Like are they are

they licensed management? I'm trying to figure out because listen, y'all, this is a whole another game you can get into. You can just manage people airbnbs. Yeah, well our hostes, uh you know what that means? Yeah? Yeah, So I hold because honestly, with question they got into it. To be honest, he put his picture up there that was like, Yo, bro, I'll be honest with you. You ain't gonna get a lot of bookings. You're like, yeah, I'm serious. Now I'm

about my head. Yeah, hold up with South Carolina. So hold on. So what I'm hearing is audience, if y'all get an Airbnb, you would have to have a white

picture up there hosting it. Like I saw like a black family was getting the House of Praise and they got a little number, and then they had their white friend come in and get it a praise and they got a higher value for the same exactly even what homeowners insurance home I saw a biracial couple when the husband when she went to get homeowners insurance, she got a higher rate. She sent her husband ain't got a lord rate. So basically, y'all put your white friend face up.

If you got a white friend, you like the pictures off the wall? Honestly, Yeah, I didn't have a pace. I had like the South Carolina symbol or something more likely something like that. I mean, my thing is the end of the day, I'm getting paid. So I mean, did you do get those people that question? You beatually? They stay a long period of time and they kind of get nosed because I'll tell you I'm the man. Yeah, yeah, I'm the owner. But one lady was like, you're the owner. You.

I want to get to a place, and I want to get to a place in our generation and our time right now where we could be the face of all our ship. Like I can't, like I can start a great as fucking company and not have to have a white CEO. That just maybe your baby get to do that. I don't know if you get to do that, your baby. We're so young. You're doing it all right, Guys, you're stinging while you got because honestly, you want to. So if you own it, I don't care what the

face of it is. The check coming to your black face. So that's all that matters, really you, that's your fucking matters, because my face car should be good. I have a real life problem with that, you know what I'm saying, Like, that's basically saying that black black people aren't, we shouldn't, We can't own and nothing without our people don't sunk with us, and other people don't. That's what it makes me think of the five heart beats when they had that little white baby and big Red on the cover

Three pieces, three pieces of advice, solid sound, advice for people getting started. Three solid things. Okay, trust your instincts. If you're gonna go after it, go after it, um and fucking yolo, just do it. I mean, the worst thing can happened that you can fail. That's the worst

thing can happened. That's my three. My three would be know your capabilities, be real with yourself, know what you do well, know what you don't do well. Focus on what you do well. Don't worry about the bad stuff getting better. And with the stuff you do well. In real estate, if you if you're good at talking to people's crange, just do that. Talk the whole sellers if you if you're introvert, I don't think you should do whole sellers. That you won't do well at that. So

find out your capabilities of what you do well. Secondly, do as much recess as you can. We in in in that stage YouTube university. Uh, go to your local real estate firm. They're always looking for free interns like Can I shadow you? Can I be assistant? Can I learn that way? And my third one would be like Chauncey say, man, this just do it. make it. States're not gonna be perfect. Trust me. I mean a lot of mistakes, but I never lost money on any deal, even all the mistakes I've been through, I still ain't never lost money because it real estate. If you just if you get a good mentor and follow through, you should made to make money. So this, don't be scared of mistakes. So that'd be my three. showing you everybody in partickel. I'll tell them to pull up on them, like if you got all these properties, pull up like, let me, can I pull up one? No? Can I put up on one of your properties? I mean, we always get people pull up on our property, like we've been rehabbing and people we always come in like are you guys to on us? You know if they're black? Like, yeah, we are, Oh my god? Can I ask you any question?

You're showing the property and everything like that, and just trying to just trying to filter the bullshit because all the stuff sometimes if it sounds too good to be true, it is too good to be true for some of these people. a relationship. We got to share something. I think I was either freshman sophomore college, and um, what happened was, uh, we're supposed to go out for Valentine's Day. So I got the restaurant book dog, I got a nice romantic romantic ship, and then it was

supposed to meet up at eight o'clock. Eight o'clock came no show. Nine o'clock came no show tin, So I just left, like no show, nothing like, And there was like Valentine on Friday. You was in the restaurant. Wait, I was there. Yeah, I the meal by myself, was already to play like so so I ain't hurt from her. Two I ain't heard from her to that next Monday.

And basically what happened was she in the hospital the car. No, it was dumb ship like she stopped pleasing play with and they took their phones that whole weekend and they can't call it a significant other like they got picked. I ain't gonna say this the waralty she played, but she got it. They got Yeah, they stopped pleasing their on Valentine's Day until their phone for the weekend, and that's the story. That's story I got. But she didn't come out that. She didn't come out that swinging line.

So if they pleased them and made them miss Valentine's Day, there was some hate mass bitches. Yeah, but you do that ship when you're on lie, you do the hearthful ship. You know, I ain't got no date, your asking, got no d so but so I don't know. That's the story I got, So you can't nah after that, you know, over it hair reason. Man, I was like, man, that's that moment gone. That probably would have been there, ain't gonna lie. I would have been at the table, like, dude,

that stake was too good. You playing the Quescy. You playing You ain't calling somebody else over there. They ain't know you had that check at seventeen. That's the problem. Yeah she did. But yeah I got played on that one though, So that's why I was like, okay, but she she apologizes to like that got me a little something. After that, it's over, Like, man, whatever, you can send a text, you can send something. I mean that you

and the jail. Yeah, yeah, I just want y'all. And noticed the notice that the pattern these niggers be holding the heat on women in their thirties and forties because it's some bitch and fucking high school. I just know that because all the stories we get to be something something hold and now they be like, I don't believe it. That time's day because he had a tenor band, some candy for a bit and she showed up, you know what they like two or three days before. Now I

don't do nothing like we saw. It's a case, just a case. And and I just put on my American sprest the call from so it is what it is called from Chauncey. Come on now, oh man, man, I don't know if I got no look he that came in with this heavy story. Um um okay, all right.

So so instant, I mean, so we used to go on these trips like we was younger, right, and then you meet like uh like like ski fast, right, So you go to air you meet everybody, and you know how you have a chick that you kind of vibe with, so you know, you kind of you you get like somebody that you cool with doing the trip that you meet, right. So I met this chick right, so me and he was kind of like kicking a little bit. It's my first night, so alright, cool. We we kind of got it.

Next night, I couldn't find it. Next thing, you know, she was with my phone. I like your friend, like your friend better. So at first I was like, okay, I'm gonna be mad. Like she had a thousand dude. She went with him, and I was like, you know what, that's a weekend trip. I ain't gonna trip. I'm just gonna play my position. So what we did was were like, you know what, that she could like both of us, so you have it one day. I had one day. We're cool. So we kind of worked it out. But

I was fird of that first though. When you walked down the next day, I thought we was gonna be that's my trip, buddy. But so y'all shared it. Y'all s her the weekie. You ain't series. It's simp series into a player story out of here. A lot of you see it somewhere. Oh man, the hey man. That's the important is to make sure you see all the friends first. Man, God damn, I need to see all y'all lineup. We're doing that, y'all get married. But I'd
