So a little bit about you, right? So, you know, we've done our homework, but you've also helped
us out. You are married. How many years have you been married? Just celebrated 15 years married. Hey, congrats. That's awesome. Nice work. Two kids, right? One starting middle school, one starting high school, right? Yep. It's crazy. That's crazy. Like, mine's starting, well, Schwartzy's is starting high school. Mine is starting middle school. It's so weird. We did the whole locker
thing today. like where she's like testing out you know it's like a rite of passage right when you're messing with the combo lock and the ultimate like how many failures you have oh my gosh do you remember that pressure the first day of school well me and my wife were like right behind her like hovering giving her more more pressure yeah we're like no turn it to the right three times backwards left And she's like, wait, is it the right or the left? And I'm like, we need to walk
away. I could never get that right. I could never understand that. Oh, I forgot to mention your pride and joy, Rip. Yes, my puppy. He's my baby. He's eight months old. He'll be eight months old this week. And he is just a big ball of terror. What kind of pup? He is, we actually had the DNA test on because his mom looks like a hundred percent corgi. And he came out looking like a pit bull. With, like, an Australian shepherd.
coloring so it turns out he's pitbull american bully german shepherd corgi and australian shepherd so he's a handful of things and i can see every little personality with every breed in him it's just it's chaotic all the time you imagine if like the body gets as big as like some of those bigger ones like a german shepherd but then it has like the little corgi legs some of not gonna lie he's one of 11 his litter was 11 and some of them are very tiny with little little stubby
corgi legs. He definitely has his mom's corgi ears. He's got huge ears. But yeah, they all look completely different. He towers over his mom now. He's a big boy at 50 pounds. Oh, nice. So you get to see, like, do you know who has his parents? Oh, yeah. We just had a play date recently. So we had a play date with his brother, his sister, and his mom. And then my brother and sister -in -law have another one of his brothers.
Oh, cool. So it's just crazy to see them all together because they all look drastically different. You would never know that they're from the same litter. I've always wanted to do that same thing. So Rip, wait, you named him after Yellowstone, right? I sure did. Oh, Rip, he's a gem. I love that guy. He's a real He looks real good to the eye, too. I'm not complaining. Until he shaves his beard. No, yeah, no. Do you remember the paparazzi movie he was in? I just watched that.
I can't remember which streaming network it's on, but I was a big fan of him. He also played the villain in Too Fast, Too Furious. So I was always a big fan of his. So then he came on with Yellowstone, Costner, and I'm like... I have to watch it. And then he's got this big beard. And I'm like, yeah, no, that's our dog's name. But he fits the personality well, too. He's a loyal, loving puppy. And we named him well. Are you upset that they're not going to finish Yellowstone?
I mean, I'm not too happy. There's like half another season to go. Yeah, I'm a little disappointed. I also watched the other... The other 25 spinoffs? Yeah, I watched the two other ones that came before. They're pretty good. They're very well written. They're really well casted. What's -His -Name is making so much money. The writer and creator. Yeah, for sure. He was in season two,
wasn't he? Yeah, he was a guy from... he was like the show guy right yeah the show guy the guy was yeah he's also he does little cameos and all of his stuff so if you're watching like i think it was 1883 he came out and it's 1883 and he's all dressed and you know the old school clothes and the hat long beard and my husband's watching and he's like is that taylor and i'm like yeah that's him he just pops up everywhere i mean why not i mean you why not you're the
writer might as well write yourself in on something Yeah, right? Try to be like Stan Lee. Stan Lee always made an appearance in all of his movies. Yeah. I'm a fan of Stan Lee. I'm a big nerd.
We'll get to that. You're a good company. So non -nerdy though, live music, you know, through all of our... hardcore journalistic research found out you're a fan of the live music so um last show you went to favorite show you've ever seen what kind of got you what kind of got you into it last show i went to i took my kids to a concert it was actually two or three weeks ago it was for godsmack um it's very excited couldn't wait we got upgraded to like 10th row
right in front of the stage it was amazing then storm came through and they had to cancel the show after we sat there for two hours so we're all a little bummed um it was gonna be like their first real concert you know yeah so it was rescheduled we'll go back but uh shine down it's one of my favorite bands listen to them all the time been to countless shows for them but i'm into everything like i i enjoy the rock and the metal concerts just because of the energy But, you know, put
me on to like some Nirvana or even some like Tupac and Biggie. Like, I love 90s music. I love country music. I'm all over the place. It's my playlist. They're just people look at me like I'm crazy because I can go from Patsy Cline to Screaming Metal and two songs switch. That's awesome, though. I like it. That's right up my alley. I cannot believe you just mentioned Patsy Cline. That is such a thing. I love it. Randy
Travis, Patsy Cline. My parents grew up on, I grew up on country music, but like music from like the thirties, forties and fifties too. Cause my parents were in their seventies. So like, I just grew up on everything, even bluegrass. My dad worked as a door to door salesperson. Owned his own company. So he traveled the country when we were kids. So he would be gone for a few months at a time. At one point, he left for Kentucky for like three months. He came home
with an accent and was playing bluegrass. And for years, we all listened to bluegrass music. I enjoy it. It's crazy. He embraced it. He embraced the culture. Yeah, as a kid, I was like, this is so embarrassing, Dad. But now I listen to it and, you know, it makes you happy. Okay, so let's talk a little bit about the nerdy side that you mentioned. Yeah. So you're a big Comic
-Con. person i don't know how what the correct terminology is here i neither do i is there like a name for like comic conner comic conner i mean the con goer i guess con goer iconic yeah i mean honestly i don't know we just it's real borderline carny like you gotta be careful con head yeah i mean there's the attendees but i'm not i never attend so I don't know if I have a name. I'm just a handler. Let's talk about the handler role here. Let's talk about the handler. Break
it down for us. How did you end up becoming a handler of certain celebrity guests? It's funny. We had a reviewer years ago that worked here nationwide who did a lot of private autographing on the side. He gave me tickets one day. He had a whole bunch of them and he's friends with a lot of different celebrity people all across
the country. and um people that own different conventions and he gave me a whole bunch of tickets for new york comic -con and i'm like i've never been there before i don't even know what to expect but i was at the time i was a big walking dead fan i was obsessed with the tv show never missed an episode so and they were like the the headliners of the show so my husband and i went up there and it was just insane the cosplay players and everything it was just something I've never seen
before. And then from there, I started going to a specific walk a day convention and I was looking around and I'm like, well, how do you, how do you people get these jobs? This looks really cool. They're just standing there and talking to the celebrities and hanging out. And I'm like, I want to do this. So I just went online
and signed up to volunteer. And then, you know, you, you do one show, you meet a bunch of friends and, you know, you click with a bunch of people and some of those people I'm best friends with now. And that was seven years ago. But yeah, we just start doing shows together and I've.
done i try to stay local because work and kids and all that stuff and it's just something we do on the fun or on the side for fun um some pay some don't but it's more of our um getaway for the weekend from time to time are you there like are you like security like do you secretly know like muay thai or something and you're like protecting the fan girls away from some of these actually no my husband is out there you go perfect so he works he's a he's a marine um He was in
the Marine Corps, so when he goes with me, he will work security and escort. He'll be the person to bring a specific celebrity from one spot to another. If they have to go do a panel or photos or something like that, he gets to walk them around the venue, keep them safe. I basically sit at a table all weekend with that celebrity that I'm working with, and I take cash for autographs and photos and stuff like that. It's a good time.
I get to meet a bunch of different people. I get to see people cry and fangirl over their favorite celebrities. It's fun to watch. It's heartwarming. I know we've talked about it once, but who's your fave that you've worked with? Did you ever fangirl over somebody? Yes. I fangirled recently. I did a show a few weeks ago. Early 2000s me. I would have been 18, 19 years old at the time. I was obsessed with NSYNC. So Joey Fatone was my favorite NSYNC -er. Everyone loved
Justin. I loved Joey. He was at the convention. So I'm like, I'm not leaving until I go meet Joey. And I did. I got a picture with him and I fangirled. It's my first time ever. But I mean, no, it's not my first time ever. There's a few others. JC Chavez, relax. There you go. I'm sorry. JC was the man. So underrated. I agree. Justin took the limelight away from JC. They started off, JC was kind of the... But, yeah, I definitely fangirled a little bit over Joey. I was excited
to meet him. But, yeah, at that convention I was working with a Star Trek person that I really didn't know that well. But it was a good time. So these things have, like, thousands of people, right? They're huge. I've only seen pictures, well, kind of, on, like, IG or something. Oh yeah, no, there's people that go all out. They wait all year building cosplay suits and it's just, it's insane to see what people put into it. But it's cool because you see all different
types of people. Like I was working with somebody in Philly a few months ago and she flew up from Puerto Rico just to work this venue because there was somebody from Stranger Things there that she wanted to meet. Who was there? The guy that played the guitar, Eddie. He played the guitar. Oh, yeah? Sweet. So he was there and she was so excited. So she flew up from Puerto Rico and she worked at conventions. She was the same position as me. But she's a real estate lawyer by day.
So, I mean, that just gives you an idea of the different types of people. There's just so many different types of people that you would never
think of. I mean, doctors and lawyers. down to just kids you know there's all different walks of life to go into these conventions and they kind of click over people you would never think you'd be friends with you click over just your your love for the same fandom it's just it's fun to watch it's different it's different but it's cool though like it gives you something gives you an outlet outside of like the day -to -day of work or family or whatever it may be
so that's that's cool probably helps keep some sanity too you know definitely It's my little getaway. Like I said, I do it a couple of times a year and it's, it's just me and my friends or me and my husband and my friends and we just get together and it's a fun weekend. Oh gosh. So you're escaping during your adult weekends from this, this wild industry that we work in.
And so you have been what, since 2001, you've kind of been in this mortgage appraisal world, but you weren't on the appraisal side to start off. No, I spent many years on the processing side. I started my first job out of high school. And it was just a temp position. Me and a friend of mine, we went to a temp agency looking for a summer job. And they're like, oh, we have something. Can you type? I'm like, yeah, I could type. So
I got this job as a loan opener at a bank. met so many people there and i enjoyed working with everybody i had fun doing what i was doing and i was there for a few years turned into a permanent position and then i moved from the retail side to the wholesale side until uh 2007 2008 when everything crashed and the doors shut and then they said you know take everything you want you want your desk you want the fridge take it all with you we're closing the doors did you take
the fridge I took some chairs. They got rid of every little thing you could think of until that place was vacant. But yeah, it was just... And then from there, I had my daughter. I took a year off. My husband was deployed to Iraq. I took a year off and had my daughter and then worked a few more places. from time to time between kids. And then, yeah, then I, it was my last job. I was working for a mortgage broker. I wasn't happy. I got to know Nationwide because I was
ordering the appraisals. So I just reached out to some of the people I knew at Nationwide. I'm like, Hey, I'm not happy here. Are you guys hiring for anybody for anything? And they're like, yeah, come on over. I started there three days later and I've been here since. So it's crazy how many people I talked to at Nationwide that were working on, Mortgage side, where our clients are, interacted with Nationwide and then weren't happy with what they were doing and then came over to this side
because they liked working with Nationwide. It's a stressful job, but it's a less stressful job. And there's a lot of fun to it. I like fixing problems. But you didn't come in as an account manager, right? Came in the corrections department. So I spent the first five years at Nationwide in corrections, which is not much different. It's a lot of the same stuff. I still do a lot
of the same stuff. I just have a lot more client interactions now than I did before, which I enjoy because some of the clients I work with today I've worked with since day one and I have great relationships with them. So it's nice, you know, they. they start bringing on other branches throughout the country and they know me because, you know, I've been working with them for 11 years now. So like, okay, we're not using anybody else. We have to use Janessa because that's what we
know. So it's cool when you get to communicate and build those relationships with your clients that you've known for so long. Yeah, that is great. I don't, I don't imagine. I mean, I never was on the origination side, but I would imagine if you knew that, you know, someone like yourself has been at AMC for. that long, you've had that long of a relationship, it just makes sense to continue to grow with them and continue to send
all of your people there. I don't know very many inside account managers for other companies that have been at their current AMC for that long. You know what I mean? Yeah, it is rare, right? We're also in an industry where everyone is constantly moving from one place to another. But that also helps us in the long run as well because you have a lot of clients that move around. Yeah, that's true. Oh yeah, me and Mia Schwartz, we'll capitalize off that every now and then. That's
the only way I know how to sell. That's the only way I know how to sell. But quick sidebar back to where you started. I started off in QC too. I came into this business almost the exact same path. I almost, looking back on it, I would think that is the best way if you're going to work at AMC, almost like you've got to do at least a year in QC to start off because knowing the
reports like that. you learn a lot yeah and the different requirements and everything that you know fha usda conventional jumbo all the different things that all the different reports require and like the little nuances you can talk the talk of walk the walk to anybody on the phone then from then on on what's going on in the business yeah i mean i when i In the processing world, there wasn't much you had to know about an appraisal. You know where to find the value. You know the
basics. So coming into the appraisal side, I had my interview and I said, I'll be completely honest. I'm here to learn. I want to learn. I know the guidelines. I am quick with the computer. I'm quick to learn everything I need to learn.
And within a week, I... had it all down. I knew everything from top to bottom on an appraisal report when before I knew, you know, where to find the value, where to find the market value, where, where, where to, you know, looking at the pictures that that's the extent of what I knew coming into it 11 years ago. And it, you know, it is fun to see how much I could learn so quickly and how, how much freedom they give you to just jump all on in and teach you the
reins of. the entire appraisal business. I like that too. Like, I mean, you worked with the old leadership for longer, but then us, but I mean, they did allow when we came on, it'd allow you to like a lot of freedom and said, Hey, you know, here's the basics. All right. You know, you have questions asked, but you know, you're, it's up to you to really learn and to grow and you want to be successful, which I appreciate it. Like I don't want micromanagement, you know, we don't
need it. So, I mean, You've worked with a lot of different clients over the years, right? But I feel like now, more so than before, you're probably more in the specialty kind of realm, right? Thanks to you, yes. I don't know if that's a good or bad thing. No, it's a good thing. I enjoy learning everything new. Was it gradual or was it like you just woke up one day and, hey, all of a sudden I'm working with commercial
and private money? I mean, I think it was more gradual because, you know, you take one client on, they start questioning different job types and what they can be open up to. And then they start learning what else they can order with us. And then that's us learning. You know, I'm learning along with them and our commercial team. And it's pretty cool because, I mean, doing this so long, you need changes. And it's nice to see things that are different. And, you know, I have
the Fannie and the Freddie. Oh, I have all that down, knowing it for years. So now getting into the commercial side of things, it's really cool to see how that all works because I'm still learning so much. But even, you know, short term, same thing. So it's nice to see how everything works, not just the residential. Yeah. You're the short term rental queen. Yeah. For Nationwide. I don't know if you really like that. We do them. We do them. Non -QM, private money, short -term
rentals. Come see us. All of us. I've definitely accepted it. But again, I've gotten so used to it that it's just easy day for me looking at the short terms these days. I mean, that's good. To your point, we have to be able to evolve. Me and Schwartz have to evolve and everybody else that interacts with the customer on a daily basis. And you have to learn, continue to want to learn anyways. Some of the new... little nuances
of different markets. I mean, private money and non -QM was never a big mindset of mine, but like a year ago, I think it was when we started the whole like private money initiative with you and Rocky. And it's a year or two ago at this point. I don't know. It's all blurred together, but. Yeah, it's hard. The last three years are hard to keep track. Yeah. Do you miss, I mean, now that you're doing a lot more of that stuff, you ever miss some of the more cookie cutter
stuff or do you still enjoy it? no because i still have a lot of the cookie cutter stuff i have a lot of clients that still do that i i mean primarily do a lot of the hard money stuff but even still with the hard money there's there's the one -offs that are just regular residential conventional appraisals and it is nice to see an easier one from time to time yeah definitely but uh It's also, like I said, it's nice to pop into a 71B order and get familiar with that because
that's not something I was doing when I first started off before hard money came around. So it's cool to, like you said, evolve and see the different products that are out there and available to everybody. So I enjoy doing it all. The standard residential cookie cutters are just the easy ones that pop through from time to time. You
wait, though. We're creating some new ones. coming out next hopefully next year you know more stuff to learn on it's gonna be great not complaining it's always a good time learning this is this is a good one right here for you your manager's gonna be listening so what is it that you like best about your current role what's going on at nationwide property and appraisal services and two -part question and what would you like to improve for yourself and just the inside account
managers this is the heavy stuff That's what I'm here for. All right. So what do I like best? I don't like being put on the spot. I mean, I like that I have my own time to get everything done. You know, I can sit down, I can focus on it. There is no micromanaging. You mentioned that earlier. And that's probably the best part of it. I can focus on what I need to get done. Unlike when we were grilling my daughter on how to work her combination lock. Yeah, don't do
that. What was the second question? What would you like to improve? What would I change? Yeah. Or what's a suggestion you would throw out there to improve your quality of job as an inside account manager, but then at the same time improving our service of what we can help? I'm sitting here looking at my three monitors behind my laptop, trying to figure out how can I answer that? And I don't know. It's a pretty solid system. Our communication is usually pretty great. Our customer
service is amazing. I really don't have any complaints as to what can change. You know what? Now I lie. I would like to see everybody in person every once in a while. That would be a nice change. You know, we get together once a year. Maybe, you know, we saw Sherry. She came to visit and we had a night out with a bunch of coworkers. And that was amazing. I just wish we could do that more often. Be nice for like a happy hour. I miss the office. I miss it. Or a Christmas
party. Oh man, the Christmas parties. Man, those were a thing of legend back in the day. Yeah, they were always a good time. Although I was always the one walking around with a camera and not paying attention to much because I have a camera in my hand. So it would be nice to have office parties back again where I can hang out and see everybody. That would be cool. Like I might actually come up to Philly, the area more often if there was a... Once a year for Christmas.

I'm okay with that. Separately to everybody, then it starts like a weird chain. It's awful. TV shows, binger. What was your latest binge? Yellow Jackets. That's so good. So good. Was it good? We just finished it. I'm so sad it's over. Is it over, over? There's going to be another
season. No, there's another season coming. But we just caught up. We watched the first two seasons. And it was just, I mean, you have some legendary actresses from, you know, from the 90s. And it just, I can't even talk about it. It's just so good. It was phenomenal. We're watching Twisted Metal right now. Okay, sweet. And it's got Anthony Mackie from Marvel. So funny. It's amazing. Definitely a must -watch. But if anybody listening hasn't checked out Yellowjack, I highly recommend it.
It's not what you expect at all. I'm jotting that down. It's kind of creepy. It's a little hardcore when you're not expecting it. Exactly. But it's a very well -written show. Very well -written. You a coffee drinker? Yes. You got a go -to spot? Home. Home? If you're out and about, though. You got to stop and get a cup of joe or an iced coffee or something. So you guys aren't going to understand because I'm going to say Wawa. My next question is, does anything
else exist except for Wawa? The gas station coffee? Wawa is the greatest store in the country. I'm not a fan of Starbucks. I'll grab Starbucks if I'm in a rush and there's nothing else. But when I tell you, you know, working from home. It changes a lot. I haven't even put gas in my car in three months. We drive my husband's truck around whenever we're going out. Last time I put gas in my car was April. I still have like 50 miles still empty. But now I make it myself. If I go anywhere, it'll
probably be Wawa. Not a fan of Dunkin', not a fan of Starbucks. I guess I got to try Wawa. Does Wawa have iced coffee versions though? Oh yeah, they have everything. Wawa has everything you want. We have one Wawa within X amount of miles from me. I mean, I wouldn't go that far out of your way for Wawa, but if I had to choose, but yeah, we, we've got a Wawa on every corner. I think I have like 10 of them within five miles of me. Get you a bagel, get you a coffee and
a bagel. Oh, the bagels, the bagels in Jersey. That water, man. It changes that, changes the game. Those things are delicious. All right. So speaking of Jersey, this is a Jersey thing and a Jersey question. And I have a feeling you're going to answer it. I already know what you're going to ask. Go ahead. Oh, do you? Yes. Is it Taylor Ham or is it pork roll? It's pork roll. No, it's not a Taylor Ham. No, because if you look at the logo, it says Taylor Pork Roll on
it. I know. On the label, it says ham. I know. That's the North Jersey people. My dad's from North Jersey. So it's Taylor Ham. Do you have it where you are? Um, I, there's a sandwich shop called Jersey Boys here that keeps it. So like I can buy like that actual Taylor pork roll from Jersey Boys. So you can get pork roll, egg and cheese, salt, pepper. Oh yeah. I'll make it. Cut it, put the little slits in it, fry it up, put it on some toast. I have it in my fridge
right now. It's always in there. It's so good. It's a staple, but it's, it's pork roll. It's like a breakfast meat. What is this? Yeah. I mean, it's like a glorified spam maybe. I was going to say, it's kind of like spam. But I don't like Spam. No, it's because it's not kept in a can. I mean, it's it's wrapped in like that paperish mesh thing. But it's like, yeah, it comes just in a roll and you slice it. And it's like doing fried bologna. And then I can get
behind some fried bologna. But no, like most most delis in Jersey are going to have it on the menu instead of like bacon, egg and cheese.
It's going to be pork roll. egg and cheese sandwich and it's on toast or a bagel it's delicious yeah next time you go to philly ask for pork roll egg and cheese don't say taylor ham then we give you a problem say taylor ham all right i'll try both and see who gives me the back philly people are going to give you a problem if you say taylor ham for sure philly people are going to give you a problem regardless exactly they're throwing snowballs at santa claus On your Spotify right

He's got some random face tattoos, but yeah. I love him and his life. They're a lot of fun to watch. And

He gets my complaints when there are complaints. He understands. He stole you from the rest of us, basically. I've worked with some complicated people in the past, and Charlie works well with me. Agreed. And, Swartz, you're right. Because R1 has said that, like, you kind of stole her
from everybody else. You did. You completely hijacked her. There's so many Sasquatch I don't talk to. I don't get to know because, you know, Charlie keeps giving me all of his stuff. Because nobody else is closing the work. I don't know what to tell you. And so there's a second part to this question. We already know the answer, Kramer. Who is your least favorite A .E. to work with? For whatever reason. It could also be me because. I can't answer that question. I don't
know how to answer that question. You can just say Kramer and move on with life. It's fine. No, I love Kramer. He's awesome. I'm just messing with him.
