I'd say somewhere between 30 to 45 days . It depends on getting your pre-approval in hand from your lender and going through the negotiations with the home . When you find that home Of course the home search is in there you might not find something right away .
It might take a week or whatever to find the perfect home that you really want to make a strong offer on . And I do suggest we come in strong because there's like I said , the inventory is low . We want to be competitive , so yeah , I'd say outside time two months , but that's stretching it . I'd say 30 to 45 days . Does that sound good ?

Emily , how often will you communicate with them and what's the best way to reach you ?
The best way to reach me is phone , email , text , however you like . I'm pretty responsive . The only time I don't answer my phone is if I'm on the phone , but I will write back to you , okay , one , two , three , four , five six seven , eight , seven , nine , 10 , 11 , 12 , 13 , 14 , 15, .

¶ Real Estate Agent Discusses Home-Buying Process
All right . So I'm not sure what happened in that little section .
I think I went on my own and then I skipped something or went back to the wrong place .
Well , no , that's not what I'm referring to . I'm referring to the paragraph Day to day .
Yeah , that's confusing to read if you're reading it verbatim . So I guess I should have read the script ahead of time , because I didn't get it so I just skipped over that .
No , no , no , I kind of went into that already . No , what I'm thinking happened is during one of my editing .
That's a paragraph that doesn't need to be there , so I just highlighted it in red and it's something that I have to go back and look at because it doesn't make sense why it's there , because later on you asked the same question , essentially , so it might be my mistake , because sometimes when you're editing , you leave things in so that you can grab the ideas
that you had before and pull it in there , and then I think I actually only left the paragraph in there because it just doesn't make any sense . I mean , it does and it doesn't .
It makes sense . It's just , it's when you're reading and you get to that you're like uh yeah , yeah , yeah so there was actual days in there and actual times I probably would have , and then take out time , block your calendar to receive , take that part out and then I probably could have kept going .

So that's the real point of that particular bracket there , which is you fill in your day and day between um that you're available and times that you're available . That would work for me too . Do you have a brother ? Just kidding ? Ok , so this perfect home that you guys could agree on . What are some of the key features and the criteria that you guys are looking for in a home ?
I just need a cave , that's it .
I just need someone to welcome that song . I mean that was coming . I need a free bedroom . I need at least two bathrooms . I need a big yard for all my dogs . I need somewhere to build a little panel outside for them , because Jamon hates my dogs .
I want a little playroom for the dogs out back so they can have air conditioning and like their own little house .
So they tear up everything .
I've showed a lot of properties that have just that and they even have a water drip system for the dogs . You know the climate control and everything , so I was also thinking . You know , I just Saw a property that had a woman cave and it was climate control with wine it was nice . So about how many square feet are you guys looking for ?
Two thousand minimum .
OK , and then do you prefer single or multi level homes ?
Single , no stairs .

now we're in month to month , so we're perfect that always works out well too .
Especially if you find a place that you know you might want to paint a couple of rooms before you move in . You're not like under the gun for , you know , moving in , yeah , um , so typically , um , I would say that we could get this done in within two months . Okay , um , you know the inventory out there is low but there's still .
You know life happens and people , you know , get relocated and or divorce , things like that . So there's always , you know , properties .
You bring that up , debbie . Huh , it's funny , you bring that up , uh-oh Well you know .
No , that's why you have me , because , truly , if you try to do this on your own , it's very stressful on a marriage .
So , yeah , it's kind of like the farm places for yes , definitely the glass of wine , I agree .

At the very beginning of this script it says where does it say ? It says I've been working in real estate industry for over a decade and I have extensive knowledge of the local market .
The question is what if you haven't been in the business for a decade ? What if you haven't been in the business for two years ? What if you've only been in the business one month ?
I would say myself I've been in sales for decades .
I said quite some time , I did not say a decade .
Okay , yeah , jamon , you used decade . I don't know how long you've been in real estate , but just out of curiosity , what would you say in that scenario if you haven't been in in a decade ?
Well , they taught me this . You wouldn't have been in on the last one , I think , last week , and the sales experience . I've been in the sales business for quite some time now .
Yeah , another script just to add to it . Another script is well , everyone here at least has been working for a while . You could also say I've been in business for a long time . I'm just adding real estate to my resume . Business is not new to me , real estate is .
But I backed by a lot of people who can guide me and support me and mentor me , so you could use that as well . But being in sales , being in business , having that experience of developing relationships , working with people , that is something that you can lean on and to me , that's worth its weight in gold as well .
The fact that you don't know real estate in and out like somebody who's been in it for 20 , 30 years , that's okay , it doesn't matter . What matters is do you have the guidance and the support and the mentorship to help you through it ?
But in terms of developing a relationship and working with people and treating them professionally , that's what I think people really want .
And I would like to add like me being on a team , I can combine the experience and say you know , with my team we have over 20 years experience .
That's right .

I think it might be well for me personally kind of overkill to do that lengthy conversation and then do the buyer's presentation . You know it might be repeating a lot of the processes , whereas you could go each step of the way you're already going to let the client know . You know what the next step is . So I would probably shorten it a little bit .
I agree I agree and I need , yeah , In the actual presentation . If you were meeting , sitting down , meeting with a client and doing a full-on presentation , it can get very , very redundant .
These are just different conversations , that we can break down and say it in a different way , you know , but we would never like get so redundant like that at least I hope you would not , because you would bore your clients out , you know to death . Right , don't want to do that . So , yeah , totally , totally .
That's a really good point is , you know , these conversations are meant to have variety , to create options , have alternatives when you're actually sitting down and doing your presentation .
That's why you got to be completely aware and conscious of where you're at in the conversation , to know what questions to ask , when to ask them , and that you're not asking the same question over and over and over again .
Well , and then going to client For someone who's looking maybe for not their dream home , maybe it's their first home . So , use all this . It'd be similar , but you wouldn't use all this . Or maybe they're looking for an investment property . You wouldn't use this because they're not looking for their dream home , you know .
Right , and this takes place after we've already agreed that I'm going to represent you and helping you find a home . This is that meeting after when it's time to go ahead and get started . We're about to go ahead and get started .
Yep , you've already met them . You might still be helping them get ramped up and like getting the lending and things like that out of the way as well , but you've already met them and now you're going to prepare them . Hey , this is what to expect , because you want to lay down a lot of the expectations as much as you can , you get that up to lay .
That's right . That way , later on , when something goes down , whether it's good or bad or whatever it is , you can always say hey , remembering our initial conversation , this is what we talked about . May or may not have happened . Here's a reason why the stuff is going the way it's going because it's normal .
And knowing your client . Some people they just want it done . They don't want to even know all the steps . That's why they hire a realtor . They just want someone to you know . Let me sign here .
Absolutely so , you have to get to know who you're dealing with , and some people want to have their hands held and every word spelled out and told to them 10 times before they understand what you're saying . I guess Right .
That's right . You have to prepare for the engineer mindset , who wants to know all the details for the most part , and the other one is the bullet point mindset , you know . If they say , hey , you know what I want to work with , you show me where to sign , boom , all right , get the signature walk out .
Right , there are some things you want to go over just to make sure that they understand what your expectations and standards are as well . But , in general , get the signature go out . You don't need to bore them . But you have to be prepared for the engineer , too , that wants to know all the details . How is this going to work ?
How's that going to work , you know , and that way they know everything and anything , because that's who they are , that's the way they're wired and that's okay . But we have to be prepared for that and with scripts and dialogues , that's where that practice comes into play , so that we can be ready for that situation when it does come up .
