Lisa, you were telling us to lead up to the election, it was natural for there to be a bit of a pause in the local real estate market as people are trying to wait for political direction. Then we anticipated, given the outcome of the election, that we would see the floodgates open. You're starting to see that, tell us what's going on.
Yes, Brian, the numbers from October is exactly what we said they were going to be. Inventory for single family homes listen to this went up to five months. We have not seen that for many, many, many months. And the nice thing about that, if you're a buyer, there's still a lot of choices that maybe weren't there if you looked last year, prices went down just a little bit, not really a whole lot there. The medium sales price was six twenty one five for a single family home.
So what does that mean you? Activity is now up. If you are you're a buyer and you're just waiting and waiting and waiting, or you're busy with the holidays, this is really a great time for you to get out there and benefit from more choices before season starts, which is almost here. We can already tell it from our roads, right.
No doubt. And you talk about the amount of available inventory, yeah, five months, My gosh, I feel like we have to go back to like the early months of COVID the last time we were at that level.
Yes, I mean last year we were still in the three months of inventory range. It is really a great time to be a buyer now. That doesn't mean that prices are crashing. You can see that in our media and sales price. It's just you have more choices, more options, and you can actually get into a home and not have multiple, multiple offers.
