ago. He was my store manager and ultimately kind of bought the company in a lot of ways. So great guy, Mike, and he still works with us. In fact, we're all going on a trip together next week. Yeah, next week we're going to go to Vegas. I love how good you are doing in real estate, thank you. It's really impressive. How many years has it been now? About fourteen four on fourteen years? Yeah, oh okay, I'm thinking of how long you've lived up in the

Springs area. Yeah, so we've lived in the Springs area about nine years. Now. You have decided that's what you're going to do. You're not going to really branch out anywhere else. It's going to be that Pike's Peak region. Yes, and you're killing it up there, thank you. And we get so many compliments on you. Anybody that uses you. It's crazy and Frank you know the same. I just had someone talk about how great you were just the other day man. In fact, I think you did

a free analysis for him. They took time to actually do a review on referral list dot com. Because you did such a great job on an analysis. What do you do real quick on that? Then? I promise, guys, I'll get to the phone. So the free analysis we talk about, you did one for me. So I kind of have an eye idea, but you pulled all the comps and you gave me what you really thought

you could sell the home for. Yeah. Yeah, we we look at all the intangibles, Mark, we look at the competition, We study your home and really look for any advantage we can give you on the open market. And if you don't sell, we can at least give you a pretty good idea what your home itself are on the open market. Yeah. That's pretty cool, man. And for tax reasons, it helps a lot too. You helped me last year fight my tax bill. Everybody had a way

higher tax bill. I got it to the second level, and in that second level I won because of the report you did for me, and I basically proved that they were exaggerating the price of my house, and I think they knocked off the taxable value. I think they knocked off almost one hundred hundred and fifty thousand, which is nothing but savings in your pocket. I mean, it's really crazy, Gene. What's going on with you? Jean? By the way, we have lines open three oh three seven, one,

three eight, two, five to five. I am so frustrated. Why are you frustrated, Jane, Well, because the contractors the hoacent out, Yeah, to fix some kind of facial Yeah, on the patio. Hey, Gene, what were they fixing it for. Let's kind of rewind here. What happened to where they were fixing it. Was it a storm or what? Now. I've been here for thirty years, and over twenty

years I've been getting water just pouring down onto my patio. Okay, okay, it was so bad twenty years ago the whole patio collapsed on top of my car downstairs under the car poard. So you're on the second floor. I am on the second floor, but I don't have anyone above me below me. My car is below me. I'm the only one up here. I'm on the end Okay, so you had so much rain and I don't

know why we're going back twenty years, but I want to understand. All the rain pulls up on your patio and it got so heavy and it rotted the wood I assume or did something and all of a sudden or maybe created a sink hole under the patio. But the patio collapsed onto your car port. Yeah. Now this is like twenty some years. Okay, So where are we at now? There's nothing I'm going to do about that. Okay, So where we are now? That's just to say that they have never

fixed the water issue. Now I'm thinking that the water issue is the problem. Well what is the water issue? I'm not understanding. So it rains everywhere? Just the wait stop? Does the place have gutters? Are the gutters not working? The gutters has not been working, and they've been they have probably ten times tried to patch it. Okay, so they patched it with the last manager for the last time. That lasted for maybe two years. Hey, Jean, listen, I promise I'm going to let you talk.

But what I'm really trying to figure out when you say patched it, we're not talking about the roof they come out and patch the gutters. What happens when it rains? Though, if I'm staring at your house and it's raining, I don't mean like tornado downpour. I mean like it's a normal, good rain. Does it run right over the gutters? Does it go into the gutters but the downspouts don't go out far enough? What is,

to your best educated guess, what's the problem. Well, the best educated guess that I would say is the gutters is the issue that they never position it right Because I have a huge pot flower pot that catches the water when it rains and it poursytals to my patio. I think I sent you a pitcher to show you how that water is running down on my patio. That's the problem, the issue that they were actually okay, so then you said something when we started off, they came out to repair the face. Yet

what was that about? Well, I guess that's part of the So the water got behind the siding, I think, so okay, So what happened? It got behind this hold on, It got behind the siding, and they sent someone out to repair it. So what's going on? Okay? They fixed that and it ended, but that the contractor talked to me because I had an onon. I had an onon over that place, that area, and he said, but he finished it, I would be able to put the onon back. Okay, So now they're telling me after they fixed

it Monday, it rained a little bit yesterday. I didn't see any water because it wasn't that much. So when they repaired it, they had to take the awning off and then they repaired the siding. Is it siding or is it brick? What is it? Yeah? Okay, so they repaired the siding. Then they went to put the awning back, and then what well they did it. They won't put the onton back up. That's the problem. Okay, hold on, hold on, I gotta take this break.

I'll bring you back up right after this. So we got to the problem. It only took ten minutes. Hold tight, Gene, we're gonna get it figured out. I get it. They took it down, they repaired it. the real estate man during the break. He had an interesting morning. We'll get into that in a little bit. We're going to ask these two about home sales, what they think is going to be happening as far as prices in the Pike's Peaker region of course down here at Denver Metro, and some other stuff. But right now I'm going to go back to Jeane. So here's where we're at in this conversation. Jane had a lot of water damage apparently to the signing, Hey Gene, is it a condo or is it

a town home? Okay, so adder condo, and they had to send someone out the HOA send someone out to repair it. Did they repair more than just the siding by your house or were they repairing siding everywhere? No, it was just my house, okay. And they had to take the awning down and then they repaired it. They go to put the awning back up, and you said they can't. Why, Well, they're telling me because it's too heavy, because it's a motorized on in okay, and it's

too large. It's too large for the area to hold it, and I have to get it modified. Well, what do you mean modified? How would you modify a mechanical awning? I don't understand. Well, it's not the honing that needs to be modified. That the place where they positioned it up the honon whether but that holds the onon on top. Oh okay, So they have to strengthen where they're going to mount the awning to your yes,

okay. So what's the problem. Well, this guy that took contractor, because he's standing in front of the manager, he's saying he can do it, but he don't want to be allowed before it in case it falls, because they didn't build this place that way. Yeah, So what's wrong? With that, I'd probably do the same thing. So what's the issue.

Well, the issue is they're telling me that I got to write another letter asking them to give permission to get somebody to come out and modify and they don't want to approve it. Well, hold on, Jane, you totally lost me there. You said the contractor was right there in front of whomever, the head of the HOA, and they were ready to do it. Do I have that right now? No, they wasn't ready to do it. They weren't. He told me he would do it before the manager

came. He told me before he started to work. Yeah, I would be able to he would be able to monitor to fix it where it was secure enough to hold the honings. Now they have punked to him, okay, to tell him not to do it. I guess. Okay, Now he's saying it's a lot. So what does the HOA? Okay, So what does the HOA want you to do? I mean if they determined that that awning was too heavy or there was some kind of issue, I mean, what else what would you expect? Well, I just want to be

able to fix it, the tob secure the place. So what are they telling you? Now, Jean, are they saying you absolutely can't do it? Or did they give you instructions to try to get it done? Well, she's trying to tell me if I send a letter through, they gonna probably not approve it because I'm the only one that's asking for this structure, this modification to be done. If you paid for it, would they allow you to do it? Well? You know, I hope, I don't

know. I'm asking you. You simply don't. Who are you shop shot? Is there somebody over there I can call? Is there someone over there I can call Gene and talk to and get it better understanding of what the hell's going on? Well, I can give you the manager's number. Okay? Do they usually answer? She's too She she's only been here for two years since she doesn't know very much about what's happening. Actually, no one,

Gene, Jen, It doesn't matter what happened to years ago. Look, the only part that they went out and replaced, And I asked you this for the reason on the siding is was yours and that heavy awnings right there. Maybe that's the whole reason they had to repair yours is because that's where the awning was. Well, it is. I called him and told them that there was a like an open end on the end, which I assume, Geene, I want you to do this. Listen. I'm going

to put you on hold, Kelly. I'm going to make this very simple. Let's give it to one of our deputies to call over. Let's do it with a three way call. I'm not trying to solve the damn problem right now. That's going to be the second part. I'm trying to understand what the HOA is willing to do orre they telling her to pound sand it's too heavy. I need to know what is going on because I can't get it out of her. If she pays for it, will they allow her

to do it? Will they allow the contractor to do it? If she signed something saying that, you know, no one's going to be liable for it. I don't know what's going on. Let's try to figure that out for Gene. Gene, we're going to try to help you. But I got to understand what the hell's going on. So I bought some vacant land and the deal was it was owner carry. Fully paid the guy off in twenty twenty. He lives in Georgia. And how long ago did you buy it, Brad? Twenty seventeen. Okayil was done, twenty twenty. It was an owner carry. I got you and after the deal, I have all the emails. Hey, it's paid. Are you going to contact Park County Treasurer to release the specialty warranty deed? He said, yep, I got it. Went through a little bit of

back and forth emailing. He said they didn't send the right one and then basically the last contact in twenty twenty, he said, I sent, I just sent it. It's all said. It should be good to go. I just called him today because I want to sell it, and he never did it. So what do you do? And when a leanholder just blows you off and won't finish the paperwork, I would guess a quiet title action. But hold on, let me get you on. Hold, let me

take this break. Meantime, Kelly, let's try to give Brad O'Brien on. It's apparent these guys didn't use a title company that probably would have saved this, but we'll dive into that in a lot more. give you an idea how this show works. We had a guy call up and we're going to go right back to him, and it's Brad. And Brad says, hey, you know, I bought this property, and I got Brad O'Brien, one of our experts at referra list dot com listening. So Brad, here's the story that I'll go to you, Brad, and Brad so so Brad buys it. In twenty seventeen, and he pays it off. It was an ony owner carry financing. He pays it off in two thousand and Brad, I assume you've got at least some form of bill

of sale. You did not go through title a title company? Right? No, we did not, Okay, I have Yeah, what do you have? Tell me what you have to prove this even took place? Oh if Yeah, you go to like the Park County website, type in the address it lists me as the owner. Got it assessor first and they said, yeah, you own it. But then she said you better check with the treasurer to make sure that he did do that sign the release of it. It's called a special warranty deed. Okay, And he just hasn't done

it. I'm sorry he has not. The last email, he's like, yep, I got it. It's notarized and I'm gonna send it off. Wow. Do you think you guys try just out of curiosity? I mean, you think he's just lazy, he doesn't have time to do it. What do you think is going on? You think he's tried it seems like it just seems odd. I mean, why do you think just in your brain he's not doing it? You know, Mark, I have no idea.

Initially, it took a few emails back and forth to say hey, I need you to do this to finalize this, and even made like a I have the email a weird comment. It's not in front of me, but like, well, you know, because I only bought the property for thirty five hundred dollars, And he goes, well, it wouldn't be worth you even suing me for this paperwork. And then I said, hey, okay, well let's figure out you know what you do. Let's figure out

from Brad O'Brien what he would do in this circumstance. Brad, first of all, thanks for coming on the show. You kind of heard the story. What do you do when someone will not sign that special warranty deed and get it filed or send it to you? What do you do in a situation like this? To me clarify, he didn't the Brad did not get

a deed in twenty seventeen when he purchased Brad did not. No, okay, so you're supposed to make payments for however long, and then whenever you finish the payments at that point, you were supposed to get the deed. Well, when I finished the payments, I just said to him, look, it's done. I called Park County and they need you to I think I'm using the right verbiage that you need to sign, you know, do

the release of a specialty warranty deed. And basically the treasurer said that they would send it to him, he would sign it, have it notarized, and send it back. And Okay, that last email, he said, I got it. I did it, and I just called him today. I never followed up. I feared it was a done deal. I called him today. They're like, he never did it. Okay, it sounds like you did get a special warrantd back in twenty seventeen, so the property

was put in your name right at that point? Correct? Yeah, because on the assessors off as Brad, it shows, Yeah, so what you got to do everything? Well, I think what you're talking about it needs to be released, is a deed of trust, which is a mortgage, and so there's a release. There's a form to release the deed of trust or mortgage, and that's what he has not returned. Right. Well, hold on, Brad, that's probably exactly right. But what do you do

and let's take it a little let's take it one step further. He's saying he paid it off in twenty twenty. If he doesn't give him that release, just like when you pay a mortgage off, you know, it's not like Wells Fargo's going to die. But if you do do an owner carry and this guy disappears off to base of the earth, or it simply doesn't

want to do it, what do you do. Well, there's a statute in Colorado that provides that when a DIDA trust has been satisfied and paid off, then upon request, the lender needs to timely provide the release of that data trust. And if they don't, well, then then then you can sue in court. See this is but this is exactly what the guy told Brad. This guy sounds like an ass if he asked me, but that's what the guy told him. Well, go ahead and sue me. It's

only thirty five hundred bucks. It's going to cost them more to sue the guy to get the lean release and he paid for the entire property of thirty five hundred bucks. Yeah, well, I may be able to recover attorney fees on the back end if he prevails in court. What proof do you have it's paid off? Brad? Well, just emails that said, you know, it looks we're done. The payments are over and he said yep. And I said where do we You know? I need you to?

Park County says that you need to fill out this paper cake and he said, this is but it took like three emails to do that. This is this is nuts. Let me ask you about the guy in general. Is the guy like super old? Is he a jerk? What? Just tell me your thoughts on the guy. The only thing I know about him, I think back then he was buying parcels and selling them, okay because he had a few others. But now I looked him up and I think he's

a drywall contractor. He does live in Georgia. So and I'm trying to say who so so, Brad. A couple of things. One, do you really think he could get attorney? Well, he's in Georgia. Where the hell do you assume him, Brad? If if the property is here or in Georgia, here in Park County, Colorado? So, Brad,

where would you sue this guy? O'Brien? Uh, you could ssume here okay, or I assume that there's a promissory note that was in connection with this he did trust right, Yeah, like you get my promise right now? You know that note might be well you basical would sue him in Park County. Here's the deal though, I just smell this is going wrong from the beginning. The guy is now a drywall contractor, and no offense to anybody out there, but trying to chase this guy down if he's self employed,

you know, not a W two kind of guy. We don't know if he's got any money. He was splitting parcels and selling them for thirty five hundred bucks. Now he's doing drywall. I mean, you could go through this and even get court costs and there's not a nickel to go after. I mean, really what I think? And Brad, I want your opinion on this, O'Brien. I think I have someone very nice, not myself, someone one of our deputies and not Doc. By the way,

Doc can get a little aggressive. Maybe have Scott or Chopper call this guy and just try to get him to sign it. Maybe we offer him fifty bucks, buy him breakfast to day and he's get him a grand Slam a cup of coffee. There must be a way to get this done, Brad. Don't you think that's the best way to handle this with such a small amount of money. Yeah, that's a practical way, And I do normally try to avoid court and do something like this before starting a court action.

Yeah, that is crazy, But there's no way you could do a quiet title action this guy could do. Huh, well, no, you'd see on the statute. The statute requires the lendard to release the deda trust god request and if they haven't, you see, unto the statute, you can get attorney fees and costs pursuing the statute if you win. Yeah, if the guy, well, of course you could get the judgment for it. But that doesn't mean you're going to get any of the money. We all

know that. Well, I'm not worried about the money. I just want to be able to resell it. I just want to know, Brad. What I'm talking about is, if you hired someone like Brad O'Brien and he did it, you're going to have attorney's fees tied up into that. Then if you get the judgment for the attorney's fees, you're simply you might not be able to collect it. But here's the other thing. If you really want to get the done, you call it, Brad O'Brien. I mean,

he'll get it done. But I'm telling you, if we're talking about property that's only worth thirty five hundred bucks in twenty twenty, I mean, my god, I have no idea, Brad, how much would that What is the worst scenario if this guy fought it all the way? I mean, how much he could have twenty grand into this suit? Right? Yeah, but if you find a complaint and get a default judgment because he doesn't answer, it might be less than five. Here's what I think we should

do. Oh that's a good point, Brad. That's a good point. But then, Brad, would you be willing to pay let's just go off there five grand to get this done? Yeah? I think so, because now that it was tax assessed in twenty three at twenty one. Okay, let's do this here. I want a true game plan on this. I do want Scott. I want Scott to call up and try to talk to this guy first, Kelly. Hopefully Scott's listening and has the gist. If not, if he isn't listening. Have him call me when you text him

after the show, and I'll fill him in on this. I want to try that first. Maybe we buy the guy dinner. Let's take it the nicest, kindest way possible. You know, the old me would have given out his phone number by now and blew him up. But I think this guy doesn't care, so therefore that might just piss him off. I just have an email. It was all done via the internet. Yeah, hold on, hold on. Oh you don't even got Oh my god, wait a second, Brad, you don't even got the guys. Okay, that's

fine. We're gonna have to email email. Yeah, I have his email, all right, give that information there. Just hold on and then listen. if it's a dispute, it doesn't matter. If you're buying a house, doesn't matter, if you're signing a commercial lease, doesn't matter, if you're a landlord. And I always tell people this. If you are a landlord in Denver, or for that matter, most of Colorado, there has been so many changes with that have to

do with leases. Make sure your lease is up to date, so if you do have a problem, you can actually evict your tenant. I'm telling you it sounds crazy. It's very hard to evict people in some places in Colorado, even if they're not paying. Call up, Brad, make sure that lease is up to date. Seven to zero three seventy seventy three eighty eight. time of year. They come out, oh, that's ten fifteen years old. What do they try to do? They even don't even sometimes give you an option to get it fixed. What they do is say, oh, you need a new unity. It's ten thousand dollars or twenty whatever it is. Here's what ada E to E does. They're always going to give you a price to fix it. It doesn't matter the condition. They're gonna tell you, hey, it's gonna cost three grand to fix it, but it'll

probably last you another five years or whatever. They're gonna give you all the options, or they're so honest. It could be something simple and it only costs one hundred and fifty bucks to fix. But my point is they always give you the option to fix it. Honest people, I love it. Eight eight eight heating dot com. That's your website? Eight eight eight heating dot com. a social Security scam. And then George has an issue with a builder boy. You know that's gonna get my blood boiling. And we do have two lines open. I'm getting up there. I'm starting to get up there. I'd like going after bad guys. You know that, don't you, right? I mean forever, it's really crazy.

So let's talk Denver Metro real quick inventory on Holmes up down from let's say, let's say last quarter, last year so inventory has been a little bit upmark, but I'll tell you what. Inflation reports came in higher than expected, so it's caused ingiest rates to go up just a bit. But overall the market's been strong. The sweet spots between five hundred to seven and fifty condos, townhomes around three hundred to five hundred. So we still have

it a little bit of an inventory problem. So overall that favorite sellers, what is selling? What's the hardest to sell? And this goes for you to Stephanie. When you get a listing, and I know you both, I'm gonna use words you guys don't like, but you get one that you dread. Is it a condo, is it a town home? Single family house? What are the hard what are the more difficult properties to sell? Honestly, I would say properties that don't have as big a buyer pool.

So for instance, if you have a special property, a specialty property, oh, some type of a multi family Not everybody's looking for multifamily. So when you have like a duplex, a duplex, or you know, even maybe something that's in a mixed used area potentially commercial or residential anything. Anytime you have something that really limits your buyer pool. It does tend to elevate those days on market. I thought you were going to say condos. But

before I say anything, Frank, what are you saying? Well, you know, Mark, the interesting you say that the condo market's been tough anything below five hundred thousand. I believe we have a inventory of around one thousand town home slash condos on the market. So because of increased HOA, it's tougher now to get insurance. Yeah, so it's been tougher. do you think they're con artists? What did they do to you? Well, the interesting thing is I'm pulling from Fort Lrda Delle, Florida, and they expanded their their their their territory now down here South Florida. So long story shorts. We purchased a property that was listed by Avi Schwab down here

in for Lorda Delle, Florida. He has several properties down here. So we entered to a contract with Aby Schwab and basically, you know he you know, in addition to that, we gave him two hundred and fifty thousand dollars that he took from us, in addition to the money that we put in escrow. Wait a minute, why did you give him the additional two hundred and fifty thousand that was outside of escrow? Because for remodeling and also

to begin the remodeling of the house. It's it's always astonishing to me how people hand over massive amounts of cash. Now, look, man, I'm not trying to beat you up, and I'll be honest. I had a guy get me for a quarter million, literally got me. He's a jerk, and he nailed me years ago. So I get it. I've been to where you are, but I still find it astonishing when someone hands a contractor that kind of money up front. I'm looking at these clowns and the

first thing that came up was a BBB on them. And they've got an F rating. You know how hard it is to get an F rating on the BBB. We had a guy named Don Eiley who was an accountant that ripped people off in his in federal prison. He still had an A plus rating with the BBB not long ago. This guy has got more complaints than I think I've ever seen on a contractor on the BBB site F rating twenty one complaints in the last three years. These guys sound horrible. Where what's

your situation right now? So the situation is that we are supposed to so we have you know, we had tens of thousands of dollars invested into the remodeling of the home, which he allowed us complete access during the three months that we were under contract to remodel a home. So we have to so we are supposed to close today. Mind you, when we went for closing, mister Abb Schwab basically told the title agent that when not closing, we

find out that he is underwater. He hasn't paid the mortgage for several months. So you upgraded. Hold on a second, you upgraded his house, is what you're telling me with your two hundred and fifty grand Yes, yes, and he doesn't want to close. So when we found this out, my wife and I were sitting next to me. We you know, she started doing some investigation with the Napicholas, you know down here. He just he just how do you know they're doing business in Colorado? I mean,

I see him on the Denver BBB. But how did you how did you relate them back? Is that from your wife? Yes, my wife started doing Regoogle research and so forth, and she seems all these reports on on Hobby and his son. I'm gonna let me really talk all these people. Let me rephrase that question. Hold on, let me rephrase that question, how do you know he's still doing business in Colorado because he has an office in Colorado. I'll give you his address, his assist and his name is

Nancy. We're talking to her. Wait wait wait, wait, stop stop, so we can actually go to a place that this guy is associated with. Is it like two separate is it two separate businesses or the same business? As far as you know, he owns the building. He owns several apartments in that building. So where is he leaving you at right now? In other words, he doesn't want to close. What's he telling you if

there? Or is he totally ghosted you? What's going on? Well, we had a heated conversation yesterday over the phone, basically saying that you know, we have to close. Closing date was today and at top of that, we you know, becomes April thirtious, we have to move out, so we're basically homeless. And then how much how much of the lean said he's acquired leans He owns over one hundred thousand dollars, Oh my god, and he upgraded dad hash. Yeah, at the top of that, he

owns he owes twentyevs. You know what he's gonna do? You know what he's gonna do. He's gonna sell it to somebody else. Well, we have an attorney that we just spoke to, and what they said he basically going to do is if he doesn't close by closing date to day, which he actually hasn't appeared, that we're gonna file suits and we're gonna basically put a I don't know what they call it, a freeze or hold on so that, you know, so the property can't be sold. I wonder if

you could lean Oh, man, it's so complicated. I'd ask Brad O'Brien, but he doesn't. He doesn't practice law in Florida. I'll tell you one thing I do know. Florida is pretty tough man. Florida does not like bad contractors. Florida will go after him big time if you can. I don't know if they have like a contractor's trust actor something down there. But this thing's so convoluted. I would like to do this. I do something, Yeah, go ahead, something. The real focus of our phone

call today was because he's a con artist. Yeah, and his son Sean and Avi and uh, you know, we've been to his house down here in Florida and his son you know, basically has a four hundred and fifty thousand dollars Lamborghini, a Ducati. I mean he has all these toys. He has a yacht in the back of his house, and he claims that

you know, you know, they made all this money for investments. But long story short, when we found out that he's conned so many people in Colorado, Yeah, so you know he's now you know he's doing getting now he had down here Florida. I don't know how this got. Who's out who would be out here we would talk to on your situation that would be familiar with what's happening. What would a name be, Well, show me that Nancy Dominguez. While they were living there and buying it, they put two hundred and fifty thousand in additional money into the house and upgraded it before they purchased it. They were supposed to close on the house today and they find out there's one hundred thousand dollars in leans on the house, so they have earn his money tied up.

The guys don't want to close with Schwalb Builders, and this guy has already dumped an additional two hundred and fifty thousand dollars according to him, and upgrades on the house, which, by the way, that was not very smart. It just wasn't. But we are where we are. So you called up and talked to Nancy, who was in their location here in Colorado, and I'll tell you what, we might go visit that location. But what did you find out from Nancy? Well, Nancy said that she doesn't work

for that part of the business for auv Schwab. That's all the info we got. Did she tell us who? I tried to get her to come on the air and just give general information about what she does for Schwab, and she basically said, I'm not going to do that, and so I tried to go to her a little bit more and she simply said, I'm going to hang up now and you need to speak with AUVIY directly. I got a possible real scammer that knows how to scam people, of course, to the caller. But anyhow, this is so stupid. The first thing you got to think of, man, is why own by the way, kind regards Social Security Administration, United States of America, that's how

it signs off. Think about this. So what would that mean to have your Social Security numbers suspended? I don't even I mean, that's the dumbest thing I ever heard. And Minos will say, Hey, if you don't send us fifty dollars, we're going to suspend your birthday for the next year. I mean, it just doesn't make any sense. the title agent's name is Paul Feldman and basically Ozvy. Yesterday was on a call with Paul Feldman, the title agent who is basically doing the closing for both parties, Oby and ourselves, and he basically went on as Ti Rane call basically Chursy Mount say, how Dad you schedule closing? I didn't authorize it. I don't have the minyor clothes. And this is Avi. This is Aviy, this is Avi and a top of that Abby watching George. I know you lost a quartermill, bro, but you can't be dropping the

bombs. I'm sorry, sorry, he needs to be stopped. His main business is in Colorado. Someone need to get the district attorney. You know what I'd like to do. I really would like to talk to this guy personally. I'm trying to think of how I want to handle this. And maybe one of our nice listeners out there, and I'm being serious, can call up and see if this guy is actually going to make it right? What is his intentions? Because I was told that it wasn't in a wreck and everything was fine, and you pulled tell that there have been Well, hold on a second, you pulled a car fax? You did? Or did they pull it and tell you what was clean? Or did you actually look at a car FAXX and it was clean? They they I looked at their car facts that they pulled and that it's clean. And if

you pull one now out of curiosity, is it still clean? I haven't done that. Now, that'd be interesting. I would like you to do that. But go ahead. So the car showed up and you talk about an accident, How do you know there was an accident? You can tell by the paint, like under the hood or somewhere no back to the rear end, okay, And I don't know what extensive damage, but I mean you can just tell that is it painted on on the on the rear quarter

panels on both sides, you know, and it's obvious. I mean, anybody can see that it's been painted on. It's not hard to tell. Well what else, Let let's forget about that. So it's a bad paint job, and you know, it seems like it probably got rear ended or backed into something whatever, happened. So when you call them up, what do they say? Right now? I have not done that. I wanted to ask you, what would you do do I Well, you're all done,

I've there's a couple things here. I appreciate you asking me. Where my brain went immediately was who cares? And here's why if it was painted properly. And I don't know how much that dollar amount is, but it is a dollar amount, and depending on how big the area, long as everything's lined up right the bump or the trunk, everything's good. If let's say a thousand bucks in paint would fix this situation, I wouldn't look at

this as that bad of a deal. If the carfax is clean. That's why I asked you if you pulled it, because if you pulled it and the car fax is clean, when you go to sell it, the car fax is still going to be clean, unless, of course, you get into a wreck or someone hits you or something. So I don't know if it's that big of a deal, nor did they imply any warranty? Did they actually tell you? And more importantly, is it in writing or email

something to the tune that it's never been in an accident. No, No, because all funny because it's obvious to me, like you know, to discovery. You know that the dealership should have disclosed it. You know, we did a video walk around on the whole vehicle. It's just there, you can see it. Okay. Besides that, though, I want that part out of your brain. Besides that, do you even care if it looked right? Or is it just bothering you that it did get repaired.

If they repaired it properly and the paint was perfect, would you care? I wouldn't know. Yeah, that's true, you wouldn't know. But if you could get it painted now, and let's say it's a thousand bucks, would you care? Probably not, Okay, then I would see how much it is going to be to get painted. So other than that, the car's in good shape, it runs fine, no issues. Yeah, it's yeah, I had like thirteen thousand miles on it. It's in that condition

other than it's been wrecked, you know. And did you get a good deal on it condition? Well? I think I got an I think it was a fair price. Okay, yeah, well, but I mean I feel like it could have been a better price if I knew that it was in an accident. Yeah, well, I mean that's too late, man. You bought it as is. It is what it is, and it's not as bad as most of the cars we get. You're just frustrating because you feel like they snookered you man a little bit. Yeah, and I

mean I just wanted you bounce it off from you. And what would you do, because I mean it is something that I could take on a small claims for the different No, not out of state. It'd be a real pain in the ass, and you could paint it even cheaper. Okay, I appreciate it. You know who's what area town you in. I'm in the mid South metro you know what in Castle Rock. I've used these guys numerous times. Just call them up, ask them or drive it down there.

They'll give you a quote right on there. I don't know how quick they're going to be, but Michael's autobody. They're not on the referral list, but I have personally used them a million times. One of the reason they're not on is they're so busy. It's insane. I mean it's crazy. Michael is like he's a god when it comes to paint and repair.

So just kind of drive it down there. See how much they're talking about to fix it, and I just get it fixed, because it's evident every time you walk into a parking lot at this point and look at that car, it's driving you crazy. The dad worked like all the time, just put food on the table all the time. The mother was like five foot tall, maybe even shorter, and this is how she would do it. And it's so funny listening to this, because in a way it's kind of sad, but it was very true, and it's

also kind of funny. It's kind of strange. So if one boy was in trouble, she would make the others hold them down and she'd hit him with a frying pan. So when you first hear it, you think it is funny, but then you really go, oh, man, that would suck to grow up. When you're in

it is? You know, you know I can't answer that question. I can't give my personal opinions on this that are the next right. I will say, there's definitely everybody's cup of tea Pueblo may not. Is it a lot cheaper in Pueblo? Yes, you can definitely get a lot more home. You can. You can definitely get some lower price properties out in Pueblo. And that's not necessarily you know, Oh, that's not a bad thing thing at all. Yeah, I've some people get homes out there that we

wouldn't have been able to touch in like the Colorado Springs market. What is the most expensive area in the Pike's Peak. I'm guessing it's around I always want to call it to Gaylord, but it's the broad the Rotten warn't so. And I've been up there. In fact, you and Mike and myself and Suzanne went to a beer festival up there right by there. The homes are absolutely stunning. Yes, Broad Moore's definitely a higher priced area. I

wouldn't necessarily the highest. There's definitely how much is that out there? Let's say around the broad More your average home, you're easily going to go north to seven fifty, you know, depending on the home's wor's a one five two million dollar home. You can have some of that out in the broad More area too. I've seen some homes out there that have a little bit

of anchorage that what are you were you going to say? There's some areas in the north part of Colorado Springs too, out on the west side kind of in the foothills. You'll definitely see some where you live, like Woodland Park. Yes, that's a nice area. You definitely will see some homes start exceeding their median price or average price up in Woodland Park is quite a bit higher, even than the Springs. I mean, you're you're over six six forty six forty five and that's a media. Yes, yeah, that's

where it averages up in Woodland Park. There we had that. You remember years ago, I had that mountain house up across from where you guys are in West Creek. The fire killed it. It looked like it was the only structure and it just killed it. It killed it. In fact, that

I'm doing good, and I'm not saying I'm not. But then you hear of a guy that's got a twenty five million dollar house, twenty five isn't it. Then you hear these places, these penhouses like in Manhattan. Ye, that are two hundred million dollars. Yeah, yeah, two hundred million. That's phenomenal. Imagine what your HOA fees are each month. I mean, honestly, you remember Tom's place over here in a landmark because Tom had a he had a nice penhouse. Yeah. In fact, didn't you guys

break the record when you sold it? We had it for a long time for that size of unit over there. Yeah, we have, But no, I mean you broke a record. Oh you okay, since then it's been broke. Yeah, I'm sure it has. But but they sold it for more than any other unit over in either of the towers. So that size of you yeah, for that model. Yeah, so and I remember is hoa holy moly. I'm not going to say it, but per month

you go, my god, that's a mortgage payment. Even if you own it outright and don't have a mortgage payment, you put in the fees and stuff. Oh well, that place Mark was like walking in a luxury hotel. And then when we did the virtual concierge service, Oh the concierge. That was incredible. The concier there were so nice about it too. We did a virtual tour. We started out doing service and installation, and in the late nineties we decided to go more into the parts wholesale business, where we would sell parts and rebuild full units or what units and the parts? Okay, so ten years ago, how much was a furnace wholesale installed? No, just if I wanted to buy a furnace, Yeah, furnace ten years ago, we'd be

around six hundred dollars, that's what I thought. Installed. Ten years ago, installed, we were getting about well, my competitors were getting about the thirty nine hundred, forty five hundred. What were you charging or you were just wholesaling. We did a little of both, but then we committed strictly to wholesale. Okay, So what do you think a furnace wholesale costs today? We know ten years ago twenty fourteen, you're saying the costs around six

hundred bucks just the part, no installation. What's the furnace cost right now? The same thing? Eighty percent? Whatever apples to apples. Yeah, the new ones have different type of nine nice speed motors. Yeah, but they have to have some of that stuff. I'm still talking the plane, Jane, the goodman, the builder grade. Seriously, how much the good

ones twelve fourteen hundred dollars? So they've doubled in ten years. Isn't it amazing that a new furnace installed in your house now by most larger HVAC companies and I don't care who they are, and they all do a great job when it comes to service. Is how much ten grand, ten fourteen thousand dollars in install it? Here's where I'm going with that. I don't know how the industry did that. It's it's quite amazing, actually, is the

businessman in me he says, Wow, that's amazing. It's almost like the entire the entire how do you put this, the entirety of the I'm at a lack I believe it or not. I'm at a loss for words. But the entire group of people got together and set the pricing. Okay, and there's people out there I'm pissing off right now, But it's so much like that, because think about that. You buy a furnace wholesale for fifteen hundred bucks or whatever you just said, and it's ten thousand dollars to install

it. It's amazing to me. Well, Mark back fifteen years ago, technician was probably making eighteen twenty dollars an hour. Now for a good technician him about sixty dollars an hour. And you almost need to be having an electrical engineering degree to work on this. Well, not only that, think not only that thing, the permitting and the other stuff. Think of just the cost of insurance. We all people that have homes and cars. Have you ever had your insurance go down? Hell? No, Imagine a company

running one hundred employees, one hundred trucks. You start factoring in the gasoline, which is way up from fifteen years ago, thanks Biden and everything else in the world. Seriously, So I get that part of it, but it's still amazing to me that a furnace can be ten thousand dollars. Now, it's amazing as it is. They're doing good. The good HVAC companies are I think, very good business right now? All right, Frank, what's going on with Excel Energy? Actually, Frank, I am so sorry.

I've been here about six months, but I mean as soon as I've moved my items in or whatever, I started seeing them, so I let the office know. I mean, if I go into your apartment and it's just been bombed and you know, numerous different times, there shouldn't be any roaches there. I'm the one that went and purchased my own bombs and then I bombed it because oh Ray wasn't

working, because I mean they just kept switching companies in it. Just whatever they were doing wasn't working. And like I said, my grandkids come on the weekend. I told the office you know, do you want like if I walked in there right now, is there roaches right now? I mean they're not. I just killed two on the counter. I mean, so they're not like, yeah, I got you at this moment. No, but they don't. I mean I when you had your apartment complex, Deputy

Bow, did you have road problems? Yes, we had, we had some. And I have a question. How many how many units is this apartment building? I don't there's quite a few. There's like three levels. I mean there's it's pretty big. I mean like one hundred's like fifty units at least one hundred. Yeah, No, there's Yeah, there's probably fifty hundred. There's a there's a bunch of trash out there. I mean that's probably the biggest problem they have is that their their trust is stays piled up.

So I don't know whenever they contact the company that can you get out of their least are you on section eight or anything? Or can you get out of your if we could help you get out of the lease, would that help you? Well, that's what I'm saying. I had put all my money to get into this apartment because I just went through a domestic situation. So I sold my home, which we didn't you know, we just paid off the mortgage company, so it wasn't like I had extra money.

It came into this apartment. I mean, I really don't have the money need to go out and another apartment, you know what I mean. I don't know how we can pressure it sounds like an apartment complex with What really is concerning is the fact and I can picture it. The dumpster just overrun. I mean, if they can't even get to trash picked up enough times to where that doesn't happen, I don't know how. I don't know if they have the ability, or the money or even want to get rid of

the infestation. What your deputy, bow, what are your thoughts? Yes, by bombing or spraying your individual apartment, you'll never get rid of them. The key to get ridding, get riding of roaches, yeah, is you have to talk to your property manager whoever, or the owner of the property, and you have to go in and say we need every unit, whether it's twenty units or one hundred units, every unit has to be sprayed. Do your neighbors have all the same problems? Are they complaining as well?

Well, that's what I'm saying, I don't really know the neighbors. I mean, they're not real friendly. Like the one right here, I don't know the one below. The grand kid plays with one over on the other end. So I don't really know where it's coming from or what problems they are are not having, you know what I mean. Yeah, I'm saying. I mean, like you said, for me to spray mine, and then wherever they're coming from, they're just going to keep coming. That

won't help. Can you talk to the property manager or owner of the apartment building? Yeah? Have you reached out to the manager? Yeah, that's why I said. I've been in the office either, and they just yeah, she has, and they just keep sending someone out to spray, sending you know, I'm going to spray. So they sprayed every week. Like I told you, I've been here six months and they sprayed every week. Oh my god, did they spray every apartment? No, they don't.

Well she doesn't know. I mean I'm at work, so I don't know. I mean, I'm assuming that would be their best folk. Let's do this, s Deputy boat, that they would spray up and down. Dave got rear ended, his wife did and they have some damage on their vehicle to twenty seventeen, and they bought it from You said you bought it from a rental car company, right, Hertz or Avis or somebody. Yeah, it was a enterprise. Yeah, I'd be curious if there was any damage on there. And it doesn't really matter because every accident that's not your fault, and I'll explain that in a second, creates another problem.

Not only do you have to deal with the damage, but if I'm going to buy a car, and Stephanie has got a car for sale, a twenty twenty BMW something something, and Frank has that same twenty twenty BMW something something for sale, they have identical mileage, identical color. One of

them has an accident on the carfax, but it's been fixed perfectly. Let's say Frank's had an accident and he brought it to the best body shop in the entire world, and you could never tell it was ever wrecked, and it's perfect still, just like Stephanie's that has never been in an accident. When I pull a car fax, I'm going to most likely see that accident on Frank's. So that creates what we call the mini value. So his car, even though it was fixed perfectly, and it's a strange concept,

is worth less than Stephanie's that's not been in an accident. And I think we all know this now. It's called diminished value. You can't go after your own insurance company. So in other words, if your wife ran into a telephone pole, you're not going to get diminished value. But Dave, you can definitely go after that insurance company the ad fault drivers and get diminished value. Diminished value, believe it or not, can be up to fifteen

to twenty percent. You got a fifty thousand dollars vehicle, that's an extra six grand coming out of the value of that vehicle. That fifteen or twenty percent, So you've got to make sure to ask for that. These insurance companies will never cough up that information. You know what I'd like to do, Kelly, Let's get on who's our guys with diminish value? I get petty details. Let's get on petty details, Dave. After the break, I want to get these guys on and really explain, not just to you,

because people are in accidents all the time. You got a couple things. The insurance company steps up and says, yeah, it was our driver's fault. You have twenty grand worth of damage, you know, get it to a body shop and get it fixed. You know, that's what most people think. They don't even think of the diminished value part of it, and that can put thousands of dollars into your pocket. The other thing is,

Dave, you're saying you have to go to their body shop. Hell, no, man, go find a couple good body shops and you get estimates, and you send the estimates to that company. Tell them, you know, why would you want to use their body shop for? For heaven's sake, Why would you give me one reason, Dave, why you would want to? I wouldn't. I don't. I don't like that particular companies. Yeah, you know what's funny is you thought when you called up you

might have to use them. Why would you think that? I'm just curious because you're not the only one, but I am curious. You have no contractual agreement with that company, all right. The other thing I was wondering about is is there a time limit to where I have to respond to them? Well, you mean respond to their offer. There's no injuries, are there? Maybe I'm missing something no, No, there's no injury. I've gotten I've got a good idea for you because quote, you're an old guy

and I'm making fun of you there. I've got a good idea. We're going to talk about. We're going to get our expert on. But you shouldn't be doing this. I'm going to I'm going to tell you like it is. I want to ask them. It's it's going to be a few bucks, but you're going to get the most money and you can pick wherever you want to get it fixed. what's right. Or maybe, like in this case with Dave, they called last hour his wife got rear ended by a car. Okay, they meaning the other person's insurance company, wanted him to get the work done at a particular place that I'm sure is one of their providers. But he doesn't need to do that. But more importantly, of course, the other insurance company

or any insurance company, never likes talking about the minish value. You'll never hear the words come out of their mouth unless if you bring it up. We have an expert on Justin Petty. He's with Petty details on it, a referral list at referral list dot com and just really quick justin. We haven't talked for a while. First of all, thanks for coming on at a dimes notice there? Sure? Yeah, So how often does the other insurance company even talk to people about diminish value? Does it ever happen or

have you ever heard of it happening? Oh, it's a very rare few and far between that they'll bring it up. Yeah, why would they? Right? You have to demand it, right? Just extra money that they owe. Now here's one of the questions I get a lot when it comes to diminished value. One, you can never go after your own insurance company in any state as far as I know. Do you know of any state where you can claim with your own insurance company diminished value if you created the

problem. Yeah, there's there's seven or eight states where the case law says you can, Georgia being the most prominent one where you can do that. Nice fact, Colorado had some case law too. The problem with it is that once that case law goes through, then the carriers submit for a policy change to the Department of Insurance and they exclude it. Got it, So they normally excluded even in those states where the case law says you could recover

it from your own company. But when you sign that agreement or enter into that policy with them, they exclude diminished value. So therefore it doesn't matter what the state law is. You agreed not to go after them. That's right. Yeah, you know what's kind of funny when you think of diminished value. And I want to hear this just from your perspective, then we'll

talk about Dave's case. But if I get my vehicle repaired after an accident, let's just say I backed into a telephone poll or something, and I get it repaired perfectly, I use the best body shop. In fact, arguably the paint job when they're done is better than the original paint job. I guess what I'm saying, it's perfect, the work was perfect. It's funny how the car is worth flash Still, how do you justify that just

in your own mind? I mean, I realize why it's that way, because when someone shopping for a car and they see it was in an accident and they're comparing it to a like vehicle that wasn't in an accident, it's more appealing the one that wasn't. But it's kind of crazy. If it was repaired perfectly, why there would be just diminish value? Kind of take me down a quick road of when this really came about, because I don't remember twenty years ago ever talking about diminish value. How did it become so

prominent? Well, you know the history, services like car packs and an auto check and things like that have have not have not helped the I guess what you would call the stigma associated with repairs there. But the reality is that a car that's been repaired comes with the higher risk of problems and an unknown factor. You can't unred repair it and look and see did they repair

it right? You have to trust that it was repaired properly. So it comes with a higher risk and it's just a much higher risk purchase to purchase one that's had any kind of collision history and repair because you're not you can't prove that it was done perfect. You know, you think you can. That's a great point, and you're right. I mean I thought I had a little better argument than that, but you just shot it down. Now, when we talk about diminish value, how do we break that down or

into simple terms? If you have a twenty ten that's got a let's just call it a clean history, a clean carfax, and you have a twenty twenty four that's got a clean carfax, so you basically got one that's almost brand new and one that's fourteen years old. Would you assign the same percentages? Generally? So if either of them get into an accident, we know the value of the vehicles is going to be way different because one costs more

or one's worth more. But when you talk about diminish value, would the twenty ten maybe only have a ten percent diminish value where the twenty twenty four could have a twenty percent How is that typically factored? Yeah, for sure. The I mean there's a lot of different factors. I mean, you can take the far extremes and look at like, for example, a Lamborghini versus a Toyota Corolla, both being brand new, they still on opposite ende

of the spectrum. And what you're really looking at is the difference in the percentages are pretty similar across all vehicles. The older the vehicle gets, of course, the less worry in your mind. It's is typically expected, yeah, from wear and tear, and may already have an accident history or a minor bump here and there on it. So the stigma doesn't attach to the older vehicles as easily as a new one or as a high end vehicle.

So it's the percentages are pretty consistent. But yeah, diminish value, diminish it over time, Okay, just naturally. So we talked about accidents and when I'm I'm going to bring up our caller, let me lock you in and Dave, I'm going to bring you up to join into this call. Justin might have questions for you. I might ask you a question. So I got you both up. His is interesting and I never thought about this

before. His vehicle he got rear ended. There's damage there. He doesn't know what the carfax is, but we're going to help him figure that part out. Oh and by the way, justin if a car fact shows two accidents compared to one, arguably there's still diminished value, not as much, But wouldn't there still be something to attempt to go after. Well, technically, yes, two is worse than one. You know two is you know one is bad, two is worse. Yeah, and you do have to

look at each one. It's harder fighting, very very difficult to get a carrier to agree to that. Okay, the typical argument because it's already there. They already paid out, or someone's already paid out. So now, but here's what's interesting about Dave's And I don't know if you've ever run into this when you pull a carfax and you see the registered owner or you see where it's gone through. But I'll just cut to the question. Dave bought

it from Hurtz. I believe it was Hurts rental car. So he bought a former rental car directly from Hurtz or whomever it was. Does that show up on a car fax? And if it did, does that affect diminish value? Because one could argue if I went to look at a car and found out it was an old rental car. I would consider that thing was

probably beaten up over the years. It was a rental car. So how does that factor in If you buy a rental car that's never been in an accident, but we know it was a rental car, and then someone buys an individual like Dave and it gets into an accident. Is there an argue there the other insurance company could make because it was a car or Am I totally off base? No? I mean they they routinely make that argument. I've run into that a lot. It'll show fleet on the batterbacks or it'll

show a fleet vehicle. That doesn't always mean that it was a rental car, but with this one being Hurts, I would assume it was. Sometimes fleet means it was a demo car for a salesperson at a company, and so that's a little different. But yeah, tragedy of the commons with the with the rental vehicles is a common argument that's used that, oh, they're going to rag out the rental car and so it was already on the lower

tier and it does affect it. I do take that into consideration. I look at whether it was a rental car or not, because they're just less desirable in general, but erect rental car is less desirable than the other rental cars, so yeah, it drops it still, but not as much. So Dave, I would like you and tell me how much you would charge for this. Dave's Dave. They're trying to get it fixed at their own shop and all this other crap. He doesn't know who the other carrier is,

but anyhow, the blame is there. It's definitely the other driver's fault. He went to whatever body shop they wanted Tom to go to, or whatever adjuster and blah blah blah. I told him, you know, pick a couple other body shops, go get some estimates and figure that part out. But he didn't even know about diminish value. It was a twenty seventeen what Dave superut Forrester and how many miles roughly about one hundred and five. So just with those real basic numbers there. And by the way, suber

U's out here with that all wheel driver, a big deal. I'm sure you know that justin but what do you think the diminished value? And we're just totally talking now, and we're guessing there wasn't any reported damage in the past even though it was a fleet car. Yeah, you probably took talking twelve to fifteen percent of the pre accident value. Tell them where something like, you know, three and a half four thousand dollars, probably if the

damages were bad enough to where they weren't just a scratch. Yeah, she's I mean she got rear end pretty good. Now, how much do you charge in order to get and deal with that to menish value? I don't see. I think you would end up whatever you charge, Dave, I think you would make up for in getting him more money than he's ever going to get himself, is my point. Yeah, we're real careful about because

we charge five hundred dollars for a formal appraisal. Yeah, but we have other options for sort of lower value claims that are reports that we've produced. Sure, so we have one hundred and ninety five dollars option for the smaller ones normally something five thousand or below. We'll go with that cheaper option to just help, just to I love it, so, Dave, what I want you to do. There's a couple things, Dave, I want you to know. And I brought you down this road to educate the public.

More than anything but one, Dave, you don't have to use your body shop. We are aready talked about it. Go to the other body shop, find one that you're comfortable with and they should be able to do it. You should also be getting a rental car in this period of time. And then on top of that, I want you to call Justin and talk about diminish value, because no matter what it sounds like, you're gonna leave three or four thousand dollars on the table if you don't go after them for

For some other street work they're doing. We don't truthfully care. But then they're like, well we need we need to sign this paper in My wife's like, well, you know, what's this all about? And then after she's like, well, what do you mean you're taking this and he's like, well, we'll give you five hundred bucks.

We're like, it's eight feet along the back and then eight ft up the side. Yeah, but it's going to be an easement. Can we get can we get O'Brien Kelly, do you think he's still around? Let's let's try to get him up. Here's kind of my thoughts on it. Then we're going to talk to the attorney on it. I think they could take it through eminent domain. I don't know how much money the value is because once it's buried, your property is still good. So I don't know,

but you kind of see where I'm going. I don't know if they have to pay you crap, but we're gonna find out. And if you say no, I don't know if you can say no if they go to the city and claim eminent domain, okay, And that's what we weren't sure, And then we're not trying to be thinkers about it. hundred deductible because it is just you don't see him anymore. Two thousand is definitely not out of the ordinary this point, I think mine's yeah, I mean, and and that's more not necessarily a requirement as much as like what your choice has been, and if the insurance companies will reward you with the higher deductible, it's worth considering, especially when you have a roof that is

is not going to have damage from hails. Yeah, well that's why I said, That's why I didn't mind having such a high deductible because if something damage is my roof, I mean, it's catastrophic, right exactly. And then five thousand dollars won't really matter in the scheme of what the actual cost of the claim is. So but yeah, I mean we're dealing with I

mean people are you know, our renewals. We're going and calling all of our renewals that are coming in, and you know, we're seeing rate increases sometimes that are just astronomical, and we'll shop it around and sometimes we'll find a better deal. Sometimes it's by cutting coverages or raising deductibles, and we just have to have the conversation with people because at some point it's what, you know, what makes sense to you and how much risk are you to

take on versus premium? God, it's so crazy, man, it's it right now. It's absolutely amazing how much insurance is I mean, it doesn't matter if it's car insurance or homeowners. On the commercial side, I mean, I know you guys do a ton of commercial policies. Are they seeing the same thing, Like, what's your typical like a automotive shop that's got garage keepers or a contractor? I mean, are they seeing these twenty five percent increases too? No, those kind of risks aren't. But if you

think about commercial habitational like let's say apartment building. Oh shoot, they're not just taking rate increases, they're almost not even having they're DEDUCTI was so high they don't even have coverage for hal anymore. We get caught. We get calls all the time. In fact, we had one today on a condo and it was crazy, man. I mean they were talking the insurance was going to go up like a million dollars. I think about that. A million dollars. Yep. No, And I mean I guess the best thing

I could. If you're thinking and saying, how in the world are these rates going up? It wouldn't take long to ask a group of ten people in the room with you how many of you have had hail claims in the last five years, and I would say the majority would say yes. And at some point it just can't sustain it unless you start raising rate. And you know what that ties into auto as well? Of course, yes,

right, exactly, and the cost of repairs for cars is skyrocketing. You know what I've learned from you over the years, which is amazing what you guys do for us, how you reshop it, Because when our kids were sixteen and seventeen, I think you had us with safe Co And I'm just man, that's so many years ago, I just don't remember. But when then when one of them turned sixteen and got their driver's license, you reshopped us because Safeco at the time or whomever it was, was so high.

We got the same coverage, if not better coverage from Progressive at the time because they leaned more towards young drivers and Safego. But then what I found out a few years later at switched back. In other words, all of a sudden have an eighteen year old driver. What's cheaper through Safeco than it was through Progressive? I mean, why are they constantly changing what they do? Well, the thing is is different companies priced themselves for certain riffs.

I just got off the phone with somebody that is with USAAA, and they have a young driver coming on and their rates were decent until they added the young driver. So I shopped it around and I found a carrier that would do the young driver at a vehicle and their premium is actually two thousand dollars less than we're paying before adding the kid, and it's the same coverage.

It's actually better coverage because I put an umbrella on them as well, So it really if I could give anybody advice as far as when they're shopping, the absolute necessity to shop. When you're adding a sixteen year old on your policy, you are crazy not to look around at that point because there's just companies that price themselves thousands of dollars. How many companies do you shop? Like for that one you're talking about, what the whoever you said their insurance

company was, how many did you shop it to? Literally the personal line? Yeah, because that's personal line. So one why is looking? Let's see here, I can tell you there's twelve twelve carriers. So you go out to twelve different carriers, put in whatever the information on this client, and then bam bam they come back with bids, and then you tell them the best bid. And of course the people you're rating are all high rated insurance companies, right, Yeah. I wouldn't ever rate anybody that is a

questionable carrier. Yeah, of course not. I'm not. You're not going to see me do the general or something out there, So no, no, I love it, and you know, I appreciate you coming on at short notice like that, Brian and anybody out there listening. It doesn't matter if it's a commercial policy. They do that. They can even shop your workmen's comp if you can believe that he saved me money on workmen's comp. They do our motor cycle, they do our home, they do our cars,
