¶ Rent-to-Rent Strategy and Mindset
The rent-to-rent strategy can be hard , but the next time you get yourself out there and you find it hard , I want you to do this . Hello , my name is Mark Fitzgerald and welcome to the Property Unleashed podcast . Great to have you here joining me here today .
So today I just wanted to help you with a quick sort of sound bite when it comes to doing the rent-to-rent strategy . Now , whether you're doing HMO service accommodation , however , you are looking at doing that strategy and it's a great strategy to get involved with you will find times where it's difficult .
You will find times where it's very , very hard and in those times you really want to be asking yourself a few questions internally . Why ? Because sometimes we can take for granted what we're doing . It's very easy to start taking for granted things that , realistically , a lot of people outside of our environment would look at and say I'd love to do that .
Yet we are sometimes procrastinating over doing those things . We're actually procrastinating over actually just getting ourselves out there and getting stuck in talking to people . Why ? Because we feel like we're a fraud . We feel like we haven't got the knowledge . We feel like we're not worthy . Why ? Everybody is worthy .
Everybody has a right to be able to go out there and start a successful property business in whatever it is that they want to do . Okay , when I got out there , people used to say to me Matt , what do you do for a living ? I used to say I'm a property investor .
I got a property management company , which is what I called my rent-to-rent business , and I felt like a fraud . When I said it Internally , I used to think I'm not a property investor , I'm not , you know this , and that I haven't even got a property yet . But I was saying this , talking it into existence , before I actually achieved it .
Now the thing is , a lot of the times we can put ourselves down internally , we can come forward and we want to start criticizing ourselves . We want to start saying who are you to say this , who are you to say that , who are you to do this ? But what you want to do is start taking that energy , start giving yourself compliments .
Yes , I am a property investor . I may not have a property right now , but I am on the cusp of getting a property very , very soon . So I will be calling myself a property investor and I will be saying that with pride . Also , think to yourself the next time you want to criticize somebody else . You're looking at something .
I do this all the time when I'm driving oh , look at that bad driver , look at him cutting them up and it is always something now that I'm mindful of .
I want to put the same effort into complimenting people as well , looking for something , something and now you can always find it but looking for something that you can compliment rather than criticize , because I don't want to be somebody that criticizes all the time .
Now , there's going to be certain things in your property business that you're going to have to do , that you don't want to do Okay , even I have that , and unfortunately I still have to do them . But I change how I think about these things and this can really really help you too .
Rather than thinking , oh no , I have to do this , I have to do that , put it to yourself Instead . I get to do this because there will be a lot of people out there that would love , as I said before , to do what it is you're about to do . You get to do things . You get to go on viewings . You get to talk to landlords . You get to do deals .
You get to build a property business . You may have to be consistent and persistent with that . You may take a bit of time to do that , but you can do that . You can build that rent-to-rent business . You can do the rent-to-rent strategy that you want to do , but you have to make sure that your mind is not talking you out of it or playing tricks on you .

You're putting the energy into positivity , you're looking at doing the strategy in the right manner and you're putting yourself in the right frame of mind . You don't want to start feeling frustrated . You don't want to be moody with yourself , you don't want to be pushing yourself in the wrong direction .
You want to take that energy and you really want to make sure that , if nothing else , you're not criticising people out there , you're not criticising yourself . You're putting that energy into making either yourself and that's very important or somebody else feel good about themselves that day . So start sending people a message .
Start sending old friends maybe you haven't spoken to for a while a little message . Just thought about you today , wondering how you are , why you might be saying what's that got to do with rent-to-rent ? I'll tell you why .
Because you start putting the building blocks in place for you feeling good about yourself , for you being able to go that extra mile , for you to push yourself out there . And , who knows , you may even message somebody you haven't spoken to for a long time . They may have a property , they may have some money , they may want to invest .
I'm not saying start talking about that . All I'm saying is right here , right now . What goes around , comes around in life . Put yourself out there , make somebody's day , but first and foremost , do it to yourself . Write yourself down some mantras . I have a journal I write down every day .
I write down mantras about the man that I want to become , the man I am trying to become . The father I want to be to my boys , the husband that I want to be to my wife okay , the friend that I want to be . And a lot of people can say , well , that's egotistical . You know that's really . You know talking about yourself .
It's only me talking to myself and that is what I want to talk into existence , so that I believe it . But also do the same with what you want to achieve , with your goals . I want to achieve five rent-to-rent deals in a year . Eh , scrap that . Let's double it 10 , exit , but let's at least double it 10 deals .
I want to get 10 deals in my first 12 months . Why ? Because that will replace my income , give me time , freedom and I can do a really good job for the landlords out there . Okay , that is what I want to do over the next 12 months .
Then systematically break that down into bite-sized chunks and then make sure that you're consistent and persistent in your approach . Don't let somebody sell you up on one thing . Well , all you have to do is run Facebook ads . All you have to do is post out letters . All you have to do is speak to agents .
There isn't one specific thing to get property deals that is better than all the others . They're all good , so do them all . That's what I show and that's what I teach . Do them all . Hit every single different platform . You can do with it . With letters we're talking to people with ads , with social media . Hit them all . Put yourself in a strong position .
There isn't Wave a magic wand and I'll get you a deal in 90 days . There isn't . I can get you a deal in three weeks . You can do that , but you've just got to make sure you're doing the right things to get it . And if anybody promises you that you can do it in 90 days , they're lying to you .
Okay , they may very well get it in 90 days , but not everybody will do it . So it's a bold old claim . I can help people and I have helped people get deals within a matter of weeks , but do I go out there and say I can get you a deal in a matter of weeks ? Why ? Because I've done it already .
I could do , but it wouldn't be true , it wouldn't be fair . What I say to you is come in , work with us , follow this process and get the results that you need , and you will get them . Okay , you will also get the coaching and the support as and when you need it , not just in 90 days .
You'll get it forever , basically because you're in our community and you never have to leave our community once you're in it . But that's another discussion , as always . But make sure that you know the rent-to-rent strategy is going to be hard . It is going to be tough . There are going to be times you want to quit .

¶ Opportunities and Motivation in Real Estate
I'm loving it at the moment . There's loads of deals out there . We're doing deals ourselves at the moment and whether it's developments , rent to rent , service to accommodation , hmos now is a great time to be getting involved .
So don't hold yourself back , don't overthink things , don't worry , you will have problems , it will be hard , but you can do it and it's all about getting yourself out there and doing it . And remember , nothing in life that's worth doing is ever easy .
