One of the top questions that I get from real estate investors is "How do you find distressed apartment loans?" The answer is pretty easy if you know where to look but you have to understand that just because you are buying the debt doesn't mean you are going to end up with the property and the cashflow.
Finding the distressed deals is the first part and we use a couple of sources to find a list of banks or servicers with distressed debt. Bauer Financial, Cred-iq, and the MBA's bi-annual report on the Commercial/Multifamily Servicer Rankings. Check out the link for those resources below:
