Todd- beware off lenders offering to pay your closing costs, offering discounts or special rates....NO ONE WORKS FOR FREE...you are paying in some area, your costs are rolled back into the loan, check final figures

-the lender needs to make sure the inspection is up to date, because it impacts the rate they can offer a potential buyer

Eunice- insurance risks associated w storm season... wind coverage, flood coverage

-bank requires you to pay insurance equal to your current home value, many insurance policies can be reduced over time, because you have paid down the mortgage, a lower level of insurance is required due to a lower level of debt

-consumers need to review their policy annually, check what coverage is required for your current situation...

-your home inspection should back up your policy coverage

Jay-as inspection laws are modified, standards change...make sure your inspector and insurance agent are working together....use to require 4 nails per shingle, now its 6 nails per shingle...inspector must know the current laws

-gutter sizes have changed, get correct size

-check all intrusions, any holes for pipes, cables...etc

-check water flow during drainage...sloping

-flat roofs are an issue, even on sheds or guest suites
