I have Brent Baker joining me. It's a Monday. We've got a little real estate update. How are you, sir, Well, I'm fantastic. What do you think of the new place here? I love this new office. I was looking for a long time, trying to figure out a good a good old place,
and then I get a message from Brent Baker. He's like, hey, I got a place for you. I think I know somebody who knows somebody who might know somebody, and it worked out nice. We're liking it here. I'm glad it all worked out in the end. One of these days when we get they all settled and we'll have like a like a little block party or something and will invite everybody to come in. But as you can tell it's not unpacked, is it. Well, not quite, but you
know, we're here and it's working. So we're going to talk about real estate scams, which is not something we would typically talk about. But this is kind of a thing right now, isn't it. It is, and it's becoming more and more of an issue. You know, we've heard about wire fraud for a long time and it's almost in its old news, but now there's other types of scams popping up. And we've all encountered or heard
of home repair scams after big storms and so forth. I do know of a realtor locally who almost got sucked into selling another person's property who didn't intend to sell yikes, and had done almost every step you could do to prevent that type of thing, and yet still in nearly took place. Yeah, Fortunately there was plenty of people who happened to know the owners thought something was funny. Yeah, but it doesn't mean that, you know, you shouldn't
be on the alert. And so, like, what kind of things should people be thinking about when it like the red flags? What should they be looking for to know that this is maybe not a legit deal. Well, the red flags that seemed to pop up as contractors failed to do a job or do poor quality, and that, according to statistically a sixty three percent. Oh wow, yeah, so it's kind of frightening. You know. Over the years, I've had people who do you have that can do this
right away? And generally were My response is, if they're always available, they're probably not very good. I remember when we and I won't say any names because it wouldn't be fair, but when we were building a home in two thousand and seven, I was trying to find somebody who could dig our founder and everybody I talked to was within just a couple of dollars, you know, maybe within twenty dollars of each other, and they were all like
a month or two out. And then there was a guy who was half the price and he was available next week, and I thought, oh, that's amazing. Well, we had a lot of issues that came from that in the long run. So and like I said, I'm not gonna say any names, because I'm sure they probably learned their lesson by now that was a long time ago. Good boy, that was not good, you know, And once you're embroiled in that, your project is tied up. Yeah,
so you just really want to do your homework in advance. Another thing that a little tail tale sign is if the contractor shows up late quite often or just simply misses the appointments altogether. Yeah. No, everybody's busy and things will come up, but if they don't have the courtesy to call and say, hey, I'm running a little late today, you know whatever. But that comes up is forty percent of the time that that's a little tip off. Yeah. Then it's the stacking of fees at extra charges or fees
that had not been a part of the quote. They just kind of part of my story as well. That exact thing happened. So I wish I'd known these red flags back then. Good. So that comes up at twenty is twenty six percent of the time. A little vague about answers to questions or evasive about progress and updates, so refuse to answer questions, very vague answers. Yeah, so another little point to watch. And then the last one provide no written contract or it's a very vague contract without a lot of
jobs specifics. And you know, I think that if you really start thinking about it, why wouldn't there be specifics everything else has specifics. Go buy a new car, I mean there's a part number for literally every piece of that vehicle, and there's a line for literally every charge, every accessory. Why wouldn't your home construction, which a home is a lot more expensive than
a vehicle. So if somebody's maybe right now thinking oh why I got this issue or that issue, and I'm afraid of scams, there's probably places they could go to. Maybe one thing, to talk to your realtor and find out who they trust, so you're not just working with some random person you found off Facebook or wherever you found them. But any other advice for somebody that might be afraid that they're getting bamboozled by somebody, Well, even go
down to like city Hall Building Services. Yeah, they keep tabs on contractors. They've had issues with, complaints filed against And you know one is it a license contractor it's one thing. If it's a small job, you know, the handrailing on your deck, you probably don't need a license contractor you're you know, Uncle Steve with his tool belt can probably take care of that.
Yeah, but from major projects, you should have a license contractor doing that, they'll get the permits but I do know awesome stories where work was less than satisfactory and they filed complaints with the city and in one case, the city was extremely happy to see the complaint. Yeah, that was the final nail in that contractors. They had other complaints too, they'd had far too many. Okay, so that's good to know. So if you do
have an issue, don't just let it slide. Make sure you also file that because you could be helping other people down the road, and that's a good thing, and that might also help you in the long run as well.
