We've got on Friday, Union Gospel Mission Rock the Block. The first half is painting and clean up in that neighborhood, and they're gonna be going out to households in the area helping folks out. about ten myths clients believe about the current market. But we got the through the first five, No seller preparation is needed. Number two was I can still ask whatever price I want. Number three, we can still use multiple offers to our advantage. Number four selling as is as easy peasy, and number five no contingencies. So what is myth? Number six? Brent, Well, as a buyer, I'll wait until the prices come down. Well what if they never come down? Well, look at long term history.
Yeah, as the number ever shrunk only once, Yeah, and only once in our lifetimes, and it was only brief. Yeah, and it started coming right back up. And you need to remember that shelter can't be avoided. No, So if you think you're going to just keep renting till prices comes down, you'll probably can tinue to rent the rest of your life because you can pay your mortgage or you can pay their mortgage. Yeah. Absolutely, what's myth? Number seven? The real estate market is going to crash.
There are probably some people who think that all the time. But there are some people who always think negative thoughts their glass half empty people. Well, and it sounds a little rude when I say, so what, Yeah, so the market crashes, what was your money doing before you bought a house? Yeah? And how much of that was really your money? But you still need shelter. Yeah, And the market has retracted so few times, and a lot of people have sat on the sidelines thinking there's going to
be a change, and they forever sit on the sideline. Yeah. Absolutely, And if you need to look any further for advice on that type of market, look to the really big investors, the Warren Buffetts, Charlie Mungers and people in their category. Yeah, big investors never try to time the market. They're looking at is this a value? Do I have the money? And is this a value? They never try to time the market.
So buyer myth number eight. The only way to get a house today through the listing agent is that's a great concept, and I hear it once in a while, and not that it can't be done, but remember this, the listing agent has a contract with that seller. They represent the seller. Yes, in South Dakota, an agent can represent both parties. However, they cannot put at one at a disadvantage to together by anything they do or say. You're going to see it at the same time, whether it's coming
through your buyer agents portal or yours. So do yourself favor and get your own representation, especially when it comes to inspections. So you've got somebody representing you when they've got somebody representing them. Correct. I like that. What is buyer myth number nine? I can lowball. I'll tell you if I've watched this over and over and I've had this conversation. If somebody comes in lowballs your used car, you're not going to take that very badly. You'll
just say no, I'm good. Yeah. But if somebody lowballs the place where you've had birthday parties for your children, grandchildren, there is a very personal connection. Yeah, and so there tends to be a lot of pushback and you'll probably end up paying more for it than if you'd just been a reasonable offer right out of the gate. I could see that. And finally,
buyer myth number ten. Some people think it's better to buy off market, and sometimes it is whoever, realize you have to motivate that seller. You have to give them a reason, and so you may may not fare any better trying to buy an off market property simply because you have to entice that person to want to move and you've got to make it worth their while. Yeah, otherwise they can go on the market and get hopefully get a
bidding war.
