Yeah, this time of year gets a little chilly outside, but the good news is we're always nice and cozy inside. So we're going to talk today. Brent is a real estate professional with clients First Group at Keller Williams. And how long have you been a realtor? By the way, A long time? So do
you have any idea how many homes you've helped buy? And I don't. I really don't. I should? I should? You know, go through and figure that out. Yeah, I started when I was ten. Well, he's been doing it a while and you are a trusted voice when it comes to that. Not only does Brent advertise with us here at the radio, but he's also our realtor when we bought a home, when we sold a home, we worked with Brent and we have him come in. We
try to have you every money. It doesn't always work out every Monday, but we try to have you every money to talk about something to do with the real estate market. And today we're going to kind of go through some things about empowering home buyer clients with disabilities. And this is something that when you're looking for a real estate professional somebody to help you. Of course I suggest people just you know, make it an easy call and call and talk
to you. But these are things that they should be looking for to make sure they're working with somebody that's going to take good care of them, right correct. Disabilities come in a variety of types. Of course, you know, I had a grandfather who was blind in one eye due to a farm
accident. Other family members disabled either by illness or accidents. And we have this common thing that, oh, when we see a ramp or you know, doors have to be a certain width in commercial buildings, also for just public transportation, but also when you look in go into a nursing home or a hospital and look at where the light switches are in the bathrooms, they're
at a different height. Everything has to be configured for people in a wheelchair, and you know, wheelchairs take up space, so you need wider doors, you need room to turn it. But that doesn't mean that they're always limited. I have a past client. I tease him at church. You would think he would be really clumsy with that wheelchair. I have seen him shoot that through some pretty narrow openings. Nice ye, pretty good speed.
But there are some laws that I suppose when people are building a home and when they're putting things together. But are there laws as far as like for a realtor that you guys need to be aware of when you're as a realtor for that particular category. Not so much laws, it's really you want to be aware of what's out there and what benefits and really ask questions of that person needing that facility. You know, what are your limitations? Some people
you know don't walk well, so they use a walker. I have a past client who you know has fallen and done a lot of bodily damage for her having the ability to move around just in bigger spaces in general. But also it's the height of the light switch. It's no step entry from her garage into her house. Sometimes we need automatic lights because their hands don't work
anymore, so you need those motion sensor type things. So it's really asking the question of what are your specific needs or the needs of your child, And some of that could also probably even go to like the showing this time of year with you know, the sidewalks and driveways and things away they are has some limited mobility issues that that could probably play in, as well as even the time of day, you know, if they're coming out to see
something when it's too early or too late. So I'm sure there's some issues like that as well. Correct winter always makes a challenge for everybody, whether you're a seller or a buyer, but that's when you become very aware of slippery conditions, steep driveways, that type of thing. From my perspective in my years of experience, it's really assess the situation. What are their needs?
And that doesn't mean my assumption, because my assumption is probably going to be wrong or skewed, but asking the question, like I said earlier, what are your needs? What is it about that feature or amenity that improves
your life? And then some of the homes might not be quite there right now, but being able to look at that and say, with this minor modification, you could pretty easy make this, but there might be some that you go there's probably just not going to be a way this is going to work at all correct, And sometimes it just means approaching the builder and saying, can we do this, And if it's early enough in the building process, say a building a house that's are currently creating, that we can probably
have some things done. So say in the early stage of a townhouse, we need the light switch is a little lower. Can you do this? And if it's done early enough, then everything can be adjusted. And most of the builders are pretty willing to work with you because they understand that people have needs and some of that can be done when you're building. There's also
a lot of aftermarket stuff that's available. So if somebody maybe is in a situation where now I might need some additional things in the bathroom to help or whatever, that's all stuff that can probably be added for the most part later as well. Can it most stuff? But some things grab handles and so forth. If you go into a typical bathtub shower combo, the backing isn't there those fiberglass surrounds, you know, they're they're not meant for weight.
Yeah, so the framing isn't there that you can just add grab handles wherever you want. Nice, So sometimes we have to reach out to people in different fields, and that's where networking with other fields is really important. And it's good to know somebody who knows people, and Brent knows everybody so well,
not everybody.
