once again with a little real estate update. And we recently started going through a list of realator terms and things that maybe you'll hear a realtor talk to you about, and you're going, what in the world do these things mean? And what is the next term on our list here? Brent equity. Equity is what you are gaining with every payment in your house. You own more of it, you own a higher percentage of the original purchase price, and you can gain equity just simply by time. Even if you paid cash
for the property, you gain equity through appreciation of time escalation clause. So for those who are buying in the last few years, a lot of escalation clauses. You wrote an offer for X amount, and then if another offer came in, you offered to pay the X amount of dollars more than the highest offer up to a certain point. It's a tool that was used a lot, and it's great for some people, not so much for others. If you don't have the ability, and I've had sellers who just were mad
at the whole thing. If you're willing to go to X, you should have offered X. And so I've had sellers turn and down those offers altogether and go with the person who swung their bat the best. Yeah. Escrow. Escrow is funds that are set aside. So sometimes it is for a repair that is to be done down the road after the closing. So we
are in the wintertime, we're considered escrow season for painting and shingles. So if an appraiser would say I need those shingles replaced, they escrow the funds to do that, so that when the season permits they can repair the roof, replace the rough and then pay the contractor. Nice. And it's also used for other things, but that is probably the more general or easiest way
to understand it. A fiduciary that's a legal relationship. So I, as a realtor, have fiduciary responsibility to those who are under contract with me to help them buy a home or to sell their property. I owe all of my legal and ethical responsibilities to that party. You're on their team. I am on their team. Nice fixed rate mortgage and that's different than an arm very different. Yeah. Nice thing about a fixed rate mortgage is it is
the same interest rate through the life of that mortgage. It will not fluctuate them and that doesn't matter based on what the Fed rates do any of that stuff. This is this is fixed period, correct, So if you get a fifteen year mortgage, that interest rate will be there through the entirety of the fifteen years. Nice thirty year. It's a nice way to go because
now you know exactly where you're at. There were some people who got some really nice fixed rates recently, so and I still hear about it even today. Oh, if I could just get three percent yeah, or to something yeah, no kidding for sale by owner. So this is a homeowner who chooses to go it alone. They are going to be responsible for the showings.
They are going to be responsible for negotiating and following through on all of the deadlines and all the things that are entailed that a realtor would normally handle. They're responsible for their own marketing. Like I said, they have to make the showings, they have to be available when the buyers are available. It's not for everybody. Yeah, and some people are very good at selling
their own and some people should not. And one of the things, because I've talked to people who are selling their own home, and one of the things that I will tell you is a lot of the time, one of the things I noticed, they are emotionally attached to that property. And sometimes they think that things are worth far more than they really are. And I think that might even be why they'll choose that, because they're like, well, this realtor came and told us it's only worth this much. Well maybe
that's what it really is worth. And now all of a sudden they think and it's worth so much more because you know, again they're emotionally attached to it. So we find for some people they think they're saving money statistically, they're not. Statistically, they're leaving a lot of money on the table, even after they pay a commission or a fee, whatever the case may be.
Sometimes it is emotionally attachedment well, and think about having an entire team of people helping you do it, rather than you're doing it on your own. So we do this every day for a living. Yeah, so you would think we know what we're doing and who to talk to, and deadlines are important. We might be a little biased in this room right now, but I'm not biased at all. All Right, what is the next one? I'll let you get on the on the road here again? For closure?
Oh so we should have stayed with the other thing. It's kind of a dark subject. Yeah, it's not good, but closely related to default. Yeah, if you can continue to default and don't make reparations, you will be in forclosure and somebody else will own your home. Not a good place to be. Not a good place to be. And again, I think this would be a very good place to take a break. And we'll

Heidi Show. Excited a visit right now with one of the comedians who will see at the Snowjam Comedy Festival coming up here in just a few weeks now, Kadijah Cooper from Minneapolis. Kadija, how are you? I'm doing good? How are you I'm doing great. I was telling you ahead of time, I would like to just say your name over and over. It sounds really cool, Kadija, thank you. It sounds like a luxury car, like, oh, he's driving the new Kadijah. I love that. I
absolutely love that everybody would like to drive the new Kadija. I think that's just the way. So you got to start making cars, you know, I don't know. Yeah, I already envisioned the like Beyonce on the commercial, like it's just pop tier luxury. Yeah, I get it. So now, how long have you been doing stand up comedy and what was it that got you interested in getting into this weird little industry. Yeah, that's a really good question. So I've been doing comedy since twenty eighteen, so
about almost sixty years is now. And how I got into comedy. My mom is actually a stand up comedian as well. She doesn't do as much comedy anymore. But I've been around comedy pretty much my whole life. And you know, I'm an only child, so I was always that kid like putting on shows and like bringing my cousins along and being like, Okay, we got to put on a show for our parents. I will. Yeah.
So I've always wanted to do stand up comedy, but I decided like as I got older, I was like focusing on my career and being a mom. And then at thirty five years old, I hit the stage for the first time and like fell deeply in love and I haven't looked back. So, your mother was doing stand up comedy when you were a child. Do you hope that that goes to like the next generation? Would you like
to have like a comedy family. That's so funny because we were actually talking about it Christmas Eve and my daughter she did like a three minute comedy set for one of my birthday shows and that was it. She doesn't really have like the itch right now to do comedy. She's hilarious, but she's like Mom, we was just start a podcast and I was like, okay, maybe we'll do that in twenty twenty four. Yeah, but she has no interest on like being on stage, and that's totally different for me. I
wanted to be on stage from I think the moment I was born. I don't know. That's awesome though, and I think that would be really cool if you guys do a podcast together. You could invite mom and be three generations of funny ladies. That'd be awesome. Yeah, that's the plan. We'll see. Well, very cool. Now, I'm excited to have you in Sue Falls. Have you ever been to Sue Falls before? I've never been to Sioux Falls. No, Well, we're excited to have you here
for Snowjam Comedy Festival. And you and I talked a little bit ahead of time. You said you kind of new to the comedy festival world. Have you done any other comedy festivals yet? Yeah, so twenty twenty three, Yeah, has been my like comedy festival year. So I did Limestone in June, I did Big Pine, So Limestone's in Bloomington, Indiana. Big Pine as an Arizona, and then I did ten Thousand Labs, which is here in Minneapolis. And you know, starting twenty twenty four off with a
bang at Snowjam. I'm excited to meet you and I think you're gonna have a lot of fun in Sioux Falls. This is the final year of Snowjam, which makes me really sad but also makes me happy because it's gonna it's gonna go off the bang. They've put an amazing program together for this final one. And they've picked the best of the best of the best, and you made the cuts, so you Congratulations to you and the others that are gonna be here. I think it's gonna be a whole lot of fun.
Yeah, I think so too. I was gonna apply last year, but I was like, I'm not ready, Like I don't feel like ready for festivals. So when I've seen it go up this year to apply, I was like, Oh, i have to submit, especially because it's the last year and I've heard so many great things about this festival. Dann Blubbits I met him, you know, a few times, and he's so great and
just like really funny and like really gets comedy. And I love festivals that are put on by comics, and I love a festival with like a purpose. So yeah, I'm super excited to come to Sue Falls. And a couple of my friends are like, oh, yeah, you're going to go to South Dakota. You're going to want to go to Sue Falls, Like that's the place to go. So I'm really excited to like be in the
town and like hang out and laugh and have fun. Well, I'm excited to meet you, Kadija, and you have to let me know when you and your daughter and your mom start that podcast, you'll let me know.
