HUD testers are people who test for discrimination in the housing market. If a HUD tester were to think you were discriminating against a certain community, you can be summoned to court and you will be asked to testify.

If I put an ad out for a house, I cannot just give a blanket statement like “no felonies.” In order to not be put on trial for discrimination, I must clarify “no felonies for ____ years.”

The reason we try and avoid felons buying or renting our properties is because history is a direct reflection of the future. We are trying to protect ourselves, but the felon is the one being federally protected.

As Realtors®, we are protecting ourselves and our business, while working for the clients. It’s about the balance you find between those two facets that make realty a life-long industry that will never die out
