All right, our 30 day challenge live round is happening October 1. So get in there. If you've been seeing the open house challenges, and you're wondering what they're all about, they're geared towards new real estate agents. So if you're brand new, and you need to learn how to generate leads, this is perfect for you.

Typically, loan officers market directly to realtors in hopes of referrals. But by co-hosting open houses, loan officers can interact with potential buyers and agents directly. This establishes a strong connection. We'll discuss how this approach works using a real life success story.

I have not really marketed to loan officers yet, but that's about to change because I truly think that loan officers can benefit using these strategies as well. So I have about three loan officers in my program right now.

And I really think that when a realtor and a loan officer are both on the same page, they could truly, truly benefit. Their career will really, really take off. So why open houses are perfect for loan officers and not just for real estate agents. That's what we're going to talk about today. And this is something that is going to be a bit of a mindset shift for the loan officers out there. But you can generate leads without solely relying on realtor referrals.

And so today's episode, it's inspired by a real life example that I'll share later on. I'm going to divide up today's episode into five different segments. So stick with me. Segment one, the common loan officer approach. Commonly, the loan officers will just rely on realtors and in hopes of getting their leads from their transactions. So they value, you know, building relationships with realtors.

I've had realtors come into my open house and bring me Starbucks and, you know, trying to develop a rapport with me, which believe me, I do not mind at all, bring me the Starbucks all day long. However, if you shift your mindset and really take the approach of asking the realtor if you can host alongside them, you'll really start to learn how to generate leads. So this way you can generate them directly, not just to support the realtor.

All right, section segment two, why open houses is work for loan officers. So usually the benefit of having a loan officer for the realtor is that you don't host a loan. You shouldn't be hosting your open houses alone. And then the second is that a loan officer can provide on the spot answers for any buyers asking questions related to financing. But how the loan officer benefits. The loan officer has a freedom to speak with any visitors, including those with their own real estate agents.

This is something that the realtor can't always do. The loan officer can build rapport and trust with both the buyers and the buyer's agents. So it gives them an access to a broader audience. Anyone attending the open house is a potential client for the loan officer. I think that's huge. And this is like another mindset shift that it's not common out there. So that's why I really want to bring this, you know, to the forefront.

And it's it gives them a chance to showcase their expertise in person, which really deepens the connection. So segment three is the real life success story that inspired this podcast. I had a student who transitioned from a realtor to a loan officer. He found that he liked being a loan officer better than selling real estate. And I had a listing. So he offered to host the open house with me. And during the two hour open house, an agent brought in a military buyer.

And my student is a former Marine. and so was this potential buyer. The loan officer, you know, shared his military background using the conversational framework that I teach. And they were able to connect and so much so that he secured the loan for the buyer right then and there. So that resulted in a $15,000 payday for him. I mean, wow, he hosted a two hour open house and walked away with a $15,000 payday.

So I think that's huge, you guys. I really think that you should partner up with a realtor and then just start hosting open houses if that's, you know, if you need to start generating leads for your business. So segment four, it's, this is a new perspective, right? And you perspective on lead generation. So rethinking that I think would be huge. Open houses are, they're an untapped resource for direct client interaction.

Action they provide you know a natural setting for building relationships it's hard to kind of build relationships just on social media talking to the camera right it's hard to build that connection but when you co-host with realtors you can really maximize your chance of connecting with qualified buyers in person, And then section five, how loan officers can get started.

So if you're new to the game, or even if you're new to just this approach, I highly, highly recommend you approach realtors and you offer to co-host their open houses. And then be prepared to answer questions and showcase loan programs, you know, first time buyers, VA loans, and then use the opportunity to build rapport with potential buyers and their agents.
