You probably know that by putting contingencies in your Sales an Purchase contract you are throwing up red flags to the seller.  Sellers like nice, clean contracts that they don't find confusing.

So how do you protect yourself?  

You do that by adding one very specific sentence to your contract.

 

So What's that One Sentence?

"Contract is subject to partner approval".  So what does that even mean?  Who is your partner?
