And good morning. Welcome back to another community connection here on K one AM fourteen ninety three point three and ninety five point one. I'm Nathan Thompson on this Friday morning in for Tom Davis, and I'm very grateful to have Melissa Thornbrew, our Washington County Treasurer, coming in this morning to talk to us

about a couple of things that are going on. You brought somebody with you as well, Jennifer from the office too, right, So again Melissa, good morning to you, Good morning, and good morning to you as well. Good morning. All right. Well, you've got a big thing coming up on Monday. That's the resale going on. Have some property here as well, So Melissa, talk a little bit about that process and how it's going. Okay, this year we are taking the properties that have the twenty

twenty taxes delinquent. We have about fifty properties this year. Our cell is going to be on Monday. It starts at nine o'clock. We are asking bidders to come in early so they can get pre registered. And what else do they need to do. They need to get preregistered, they'll get their bitter number. They have to have the cash on them. Oh, yeah, that's important for their bids. They will not be able to leave. They will be awarded the bid, they'll step to the front, they'll pay

for it, and then we'll go into the next property. And did you have several properties this year? I think you said fifty? Is that right? Okay, we have fifty properties. The properties will be sold for two thirds of the assessed val you or the amount of taxes, whichever is lower. Okay. However, this year we've had a little change in state statutes which allows the city to request that we start the bidding at the amount of

delinquent taxes. I see, So a lot of our properties will the City of Barnsville has sent in their requests, so a lot of the properties will be starting out more this year than they typically do. I see. I see. So with a typical auction, it starts out at that price and doesn't go down from there, or it goes up. It goes up from

there. Okay, so it is there starting bid is going to be the amount of the delinquent taxes, at least for properties that are within the city of Bartlesville, because Barlosville has has made the decision to do that right for them, and then it goes up rather than down. It's still like a minimum, a minimum that people are set up, right, I gotcha, Yeah, I gotcha. Okay. And those are only properties that the city has leans on. So whether they've either mowed the grass or torn down the

house, because of the properties, they can do that on. Okay, Okay, Well, I mean that's good. It's not you know, to full value it the whole property, I mean, right, goodness is just the amount of the lean. Okay, Well, that's good to know. So if you are a one of those unfortunate property owners who have received a notice of sale, what can they do? Well, they have until eight

fifty nine on Monday to come in and pay their taxes. Otherwise, once it goes to the cell, the only way they can overturn a deed or anything is by going through the district courts. And they would have to prove that we didn't you know, due diligence in our job, and you know, sending out notices and notifying everybody that has a lean or connected to the property, right right, and that due diligence process is important. I mean, you go out there, you send it either regular mail, certified mail,

publication in the newspaper, signs posted on the property. So I mean we do everything. I mean we do as far as you know, Facebook searching, We try to do everything to find the owner or you know, the airs of the owner. That's right, that's right. Well, again, as you said that, this is a buyer beware sales. So if if somebody is coming to buy some property again you have to have cash with you, you make that recommendation as well, or that requirement not a recommendation

requirement. Uh so what what other tips would you give to somebody if this is their first auction to go to or share show, share sale. I think of what it is, it's a research Sorry, sorry, I'm as confused as far as most of the public is. So what are some of the things that that people need to know before they head to this research? They need to make sure they know what property it is they're buying. They need to do some research on it. Make sure you know what liens are

against it. Most liens will dissolve if you know once we have notified them. But some of the liens, as far as I haven't right, a fly that's bugging everybody in here. Yeah, sorry about it. That some of the liens as far as the Health Oklahoma Healthcare Authority leans, those do not disappear, and there is a notice given to them at the day of the sale on which properties those are involved in. Gotcha? And then the I R S and the OTC they also don't disappear because they're bigger than we

are. Right, Uncle Sam always has to get their piece of the pie. Right. Yeah. Well, again, the money that is collected by the Treasurer's office stream this resale is used to pay those taxes and fees do on the property and any overages. What happens is if it does go above and there aren't any additional leans from the I R S or the OTC, where do those profits go do they do they remain with the county or no?

We After the sale, we will try to notify the owner or the heirs or anybody that is you know that can collect that money, and then that money will go back to them. I see. Okay, Well, what happens if a property does not sell on Monday? What happens there? If it does not sell, it will become county owned property. If it's one that the city has placed their bid on, then it will become city

owned property. I see so. And then if on the county owned property, if people are interested in that, there's another process they can go through and they can contact our office so they can they can purchase it through a commissioner sale. Actually okay, all right, And if people do have questions about the resale, how can they get in contact with you? They can call us nine seven two eight one zero. We also have a website. It's okay tax rolls dot com and then you just beg on Washington County and

it'll take you to our list. There's a main menu tab and other resources, and it gives you lots of information about the resell, the resale process,

how that's all going to work. There is one change for the resale process this year, or a second change from changes a statute where every deed that is filed in the county has to have an affidavit of citizenship attached to it, So everyone will have to fill that out at the time of the sale, all right, and we'll provide the affidavit for them and we'll have a notary right there so they can just when they come up to pay, they can just go ahead and take care of that that way. Everything is

flowing. There you go, there you go. All right, well, there we go. That is Washington County Treasurers resale going on Monday, nine am. Is out of the courthouse, it is. It's in our back parking lot.
