Chris Whalen came in from the cold, expert on real estate at Whaleen Global Advisors. I had to start off with this whole idea of taking money from your four to ohoe K, you should buy a house. Let's listen.

They're trying to help affordability at a time when home prices have gone up fifty percent since COVID. Think of that as the cost of COVID yep. And so how do you fix that? You let home prices go down. But President Trump has already said that he doesn't want to do that because that would hurt everybody out there who's gotten a mortgage in the last three four years. So there's a big conundrum here. Chris Whalen didn't mince words. He doesn't think it's going to happen. We'll have to

see the President. I believe I saw just in the last forty eight hours. It's just said, this is not my idea. That sort of tells me, I wonder where this is going.

We started strong this morning, Joe Quinlan with US with Merrill and Bank of America Private Bank, Joe Quinland in the flavor of investment in twenty twenty six.

We still like the US.

I think the US had an off year and it's kind of like, you know, the Boston Celtics, one of the greatest dynasties out there. They don't win every year. But the OC economy is part of our core portfolio holdings the equities, but we do like overseas where there's China, tech banks in Europe, defense plays in Europe and South Korea, Japan. So the breadth of opportunities for retail institution investors has brought in. So it's just not about the MAC seven,

it's not about the US equities. It's broader and that's a good thing.

Big Tech Week next week Joe Quinlan will be looking that. I really want to mention the work of Julian Emmanuel evercore Isi, who on a day basis recalibrates what we know so far about the earning season, and this morning he published a year on year equivalent of fourteen point four percent up. That's a ginormous number.
